1. EXECUTIVE SUMMARY
1.1. Introduction
The proposed activity can be classified as categorized as 7 (c) type and category B
project of the Schedule vide EIA notification 2006 amended to date involving
preparation of Environment Impact Assessment study and Environment Management
Plan. However general condition is not applicable to this project. This project is
independent and is not linked with other projects’ which may attract directly or indirectly
any provisions of schedule of EIA notification 2006 amended to date.

Water Demand and Source Construction Phase
Water requirement during the construction phase will be
around 33 KLD which will be required for development of
Infrastructure facilities.
Operation Phase
The water requirement is calculated as approximately 1700
KLD, taking into consideration of the requirement for
common facilities also. Water requirement will be sourced
through Mission Bhagiradha.
Wastewater Generation Construction Phase: Wastewater will be generated during
construction phase from the domestic activities. Mobile
Toilets & Soak pits will be provided on temporary basis for
the sanitation facilities.
Operation Phase: Individual industry owner will make
arrangement for treatment of wastewater by construction of
ETPs and common STP by TSIIC in their respective plots.

2. INTRODUCTION
TSIIC was established in the year 2014 for identifying and developing potential growth
centers in the Telangana State fully equipped with developed plots/sheds, roads,
drainage, water, power and other infrastructural facilities; providing social infrastructure,
like housing for workers near industrial zones, co-coordinating with the agencies
concerned for providing communication, transport and other facilities. The Corporation
also has active projects in the Public-Private Partnership Mode.
2.3. Need for the project and its importance to the country or region
The First step was to identify prominent growth industries from the perspective of
Global Industrial activity, Indian Industrial dynamics and existing Industrial scenario
across the state of Telangana and Hyderabad region. This involved an assessment of
the prominent and growth of industries at Indian level. This stage of the study was
focused on identification of prominent industry groups at a global level based on an
analysis of four major parameters such as potential for Production, Foreign Trade,
Growth and FDI. To formulate, promote, finance, aid, assist, establish, manage and
control schemes, Projects or programmers, to provide and develop infrastructure
The proposed Industrial Park is designed based on the market value potential and
demand assessment study for sector of industries to be established in the Industrial Park.
The type of industries proposed for Industrial Park is given in Annexure –II.
Telangana State government envisions developing Sangareddy as a hub for various small,
medium and large scale industries. According to the Industries Mission Document, the
state government plans to promote raw materials based on the type of industry in the
region.
Economic growth of a nation is greatly influenced through its export possibility since it
increases foreign exchange reserves in the country thereby increasing economic status of a
nation. The proposed project has a potential towards exports of a few products.
The products available in the proposed unit are expected to meet the demand-supply gap
in both domestic and export markets. The products generated from various industries will
be consumed by the domestic customers only.
The proposed project required about 750 personnel during construction phase and approx
4200-4480 personnel during operation phase.
3. PROJECT DESCRIPTION
The proposed Industrial Park project is being located at Sultanpur Village, Ameenpur
Mandal in Sangareddy District in Telangana having an area of 223.67 Ha (552.70 acres).
No interlinked projects are associated with this project.
The Location map is given in Figure 3.1 and topographical map showing 10 km radius is given
in Figure 3.2. The salient features of the site are given in Table 3.1.

The proposed area for the Industrial Estate of 223.67 Ha (552.70 Acres) falling in Sultanpur
Village, Ameenpur Mandal in Sangareddy District in Telangana. 188 plots will be developed.
Commercial Plots are planned to be developed. The land has been handed over to TSIIC.
Master Plan is given in Annexure-I and the Area breakup of Plot area is given in Table 3.2.
3.5. Project description with process details (a schematic diagram /flowchart showing the
project layout components of the project etc. should be given)
The Proposed project is for development of medical device units, light engineering units,
not metallic units and packaging units.
3.6. Raw material required along with estimated quantity likely source, marketing area of
final product/s, Mode of transport of raw material and finished product
Raw materials required in the construction phase materials will be procured locally & from
the nearest sources and the operation stage various raw materials required for the
upcoming industries in the proposed Industrial Area are used for the manufacture of the
proposed products.
3.7. Resource optimization /recycling and reuse envisaged in the project, if any, should
be briefly outlined

Construction Phase
Water requirement during the construction phase will be around 33 KLD which will be
required for development of Infrastructure facilities.
Operation Phase
TSIIC is not proposing any CETP for the proposed project. Common Sewage
Treatment plant will be developed for waste water treatment.
The overall power requirement for the proposed project is approximately, 17 MW and
the source of power is TSSPDCL.
3.9. Quantity of wastes to be generated (liquid and solid) and scheme for their
Management/disposal
In Construction stage- no demolition waste will be generate due to open land for the
proposed project and In operation Stage- Required preventive measures will be
considered which are hazardous to human health or the environment (flora, fauna and
water supplies and for solid waste (degradable waste), R4 Reduce reuse recycle and
recover other than this category waste will opt for land filling or incineration method.
Waste management would be the responsibility of individual plot owners. Individual plot
owners will provide system for municipal solid waste collection, storage and disposal.
Each plot owners will have to comply with the Municipal Solid Waste Management Rules,
2016 and amendments therefore.
Hazardous and Other Wastes (Management and Trans boundary Movement) Rules,
2016 as amended thereof.

4. SITE ANALYSIS
4.1. Connectivity
In general the site is slightly almost flat and sloping towards north and Southern
side. Total 223.67 Ha (552.70 acre) land has been identified in village Sultanpur, District
Sangareddy, Telangana State. The identified land for proposed Industrial park is located
at survey Plot no. 174 & 70 (total 552.70 acre) of Village Sultanpur. Proposed land has
been allotted by Industry Center to Telangana State Industrial Infrastructure Corporation
(TSIIC).
The topography of the site is plain. The elevation of the site ranges between 550 a msl
to 584 a msl. The Southern part of the site has lowest elevation. Overall the site is
sloping from south to north side.
The identified land is barren and rocky land with scanty shrubby vegetation. There is no
human settlement or any other structure is present on the identified land. There is a
pond is present on the land. One stream is passing along the northern boundary of the
site.
The project site is a barren land with some scanty grasses. There is no infrastructure
present in the site.
The soils of the project site are mainly red earths comprising loamy sands, sandy loams

and sandy day loams. Red laterite soil is predominant in district. Black cotton soils
comprising of clay loams, clays and silty clays are found in and around project site and
Sangareddy taluks. The red soils are generally non-saline, non-alkaline while the black
soils are moderately alkaline with high soluble salt content.
The project site location has a unique combination of a tropical wet and dry climate that
borders on a hot semi-arid climate. The climate of Hyderabad remains fairly warm
through most parts of the year and does not receive much rainfall in the monsoon.
During the summer months, the mercury goes as high as 42 °C while in winters the
minimum temperature may come down to as low as 11.4 °C. June to November is the
months of monsoons, accompanied by rains. During the Monsoons also the temperature
goes down at times.

4.8. Rainfall
On and average 75 % of the rainfall is received during the south-west monsoon season, i.e.,
from June to September, July being the month when it rains. September is the month, when
there are rains. The south-west monsoon sets in by the 7th of June. Its advent is sudden and
the rainfall increases from less than 5 % (of the annual) in May to 15 % in June.
4.9. Humidity
Humidity during the monsoon season is very high exceeding 75% from July to
September. In the dry months of March, April and May, humidity is comparatively low
with an average of 55-65%.

This Place is in the border of the Medak District and Rangareddi District. Rangareddi
District Shankarpally is west towards this place.

Sultanpur Local Language is Telugu. Sultanpur Village Total population is 3639 and
number of houses are 802. Female Population is 50.2%. Village literacy rate is 46.9% and
the Female Literacy rate is 19.6%.

5. PLANNING BRIEF

environment are benefited.
5.3. Land use planning (break up along with green belt etc)
The proposed area for the Industrial Park of 223.67 Ha (552.70 Acres) falling in
Sultanpur Village, Ameenpur Mandal in Sangareddy District in Telangana. 188 plots will
be developed. Commercial Plots are planned to be developed. The land has been
handed over to TSIIC.

The responsibility of TSIIC will be site development, infrastructure development and allotment of

6. PROPOSED INFRASTRUCTURE

188 numbers of plots will be developed the details of which Plots (Size and Numbers) are
provided as Annexure III.
As the local persons will be given the employment, so, no residential area or housing will
be proposed within the project area.
6.3. Greenbelt
The industrial park will be insisted to provide 12.8 % green belt of the total area of 13.36 Ha
(Alloted area for green belt development and common space)
The water requirement is calculated as approximately 1700 KLD, taking into consideration of
the requirement for common facilities also. Water requirement will be sourced through Mission
Bhagiradha.
The solid waste during operation phase will be collected and disposed off in the dumping yard
which is adjacent to the project site.
The overall power requirement for the proposed project is approximately, 17 MW and the
source of power is Telangana State Electricity Board.
Internal roads will be provided by TSIIC. Total area of 35.35 Ha (87.87 Acres) will be

The common facilities area of 7.30 Ha (18.05 acres) will be provided of total plot area. An
administration Building is proposed in the plot and common Facilities like Bank, ATM,
canteen, post office, weigh bridge, truck parking area, fire station and Occupational
Health Centre is proposed to facilitate the Industries within the Estate.

The land is earmarked for Industrial Development and already in possession of TSIIC.
Therefore no R&R action plan has been proposed for the development of the project.

The project is in it’s planning stage. The tentative cost of the project is INR 150 crores
which include the land cost and developmental cost.

Master Plan for the project has been conceptualized in such a manner so as to reduce
environmental impacts of the project on the surrounding settlements. The project shall
bring in major investments to the region covering a wide range of sectors – connectivity,
industry, social infrastructure. The project when fully operational also brings in direct
employment potential of about 4480. Additionally, the induced development due to the
proposed industrial park near Sultanpur is definitely bound to bring in more benefits to the
local population and the overall region. The proposed project will therefore immensely
add to the social economic value of the region. The establishment of Sultanpur industrial
zone and their strategic positioning will benefit not only Hyderabad Node but also the
entire Telangana State in long term in the following ways: to create a pro-business
industrial corridor eco-system
