Design Brief
Description:
A Condominium is a type of vertical housing where each homeowner owns their individual unit
space. They share some common amenities like Swimming Pools, Playgrounds, Clubhouse and sport
related facilities. A Condominium is also considered a community where people connect and socialize to
create a harmonious place to live. Condominiums can also be a Mixed-Use Development where
Commercial and Office space can also be incorporated.
In this design, the Architects goal is to create a condominium that adapts the conditions of its
surroundings. The utilization of the Sun and prevailing winds is another goal of the building to maximize
sustainability in the Building. The orientation of the building is carefully planned to utilize the natural
factors of the site.
The Concept used in this design is Contextualism, it is an architecture that responds to the
specific physical characteristics of the site. It incorporates, Vernacularism, Regionalism and Critical
Regionalism. The following pictures show some design inspiration that inspired the architects:
ZONING CLASSIFICATION:
According to the Zoning Map of Paraaque City the Site is a R-3 Residential. See Zoning Map page.
ZONING ORDINANCE:
In the Article VI. of the Zoning Ordinance of Paraaque City the Maximum FLOOR AREA RATIO SHOULD

According to Section 803 Table VIII.1 of Rule VIII of the Building Code the following is the Maximum
Allowable PSO and ISA and the Minimum of USA.
= 760.63 sq.m. (Allowable Area for service and private roads, open parking)
With Respect to the PSO above, the allowable building footprint should be not more than 2,662.21 sqm.
The Zoning of the lot is also an R3 Development, which allows it to have a maximum number of floors of
up to 12 stroreys.
If the Gross Floor Area of 2,662.21 sqm is multiplied to 12-storeys, we will have a total gross floor area of
31,946.62 sqm.
Now, the zoning of the lot only allows the development to have a maximum Floor Area Ratio of 4.0.
If we will get the ratio of the Gross Floor Area Ratio over the Total Lot Area.
But, 8.40 > 4.0, hence, we could only create a development that could fit to floor area ratio of not more
than 4.0
B. Determining the Allowable Building Footprint of the Development base on the Allowable Floor
Area Ration.
Percentage of Building Footprint is assumed to be 37.1% (Based on the Schematic Layout and Studies)
= 1,410.97 sq.m.
Percentage of Building Footprint is assumed to be 32.81% (Based on the Schematic Layout and Studies)
= 1,247.81 sq.m
TO GET THE GROSS FLOOR AREA(GFA) PER FLOOR THE BUILDING FOOTPRINT SHOULD BE MULTIPLIED BY
THE NUMBER OF FLOORS.
THEREFORE, THE TOTAL GROSS FLOOR AREA RATIO IS LESS THAN THE FLOOR AREA RATIO OF 4.0
IN THE RULE VII OF THE NATIONAL BUILDING CODE THE BUILDING HEIGHT LIMIT IS STATED.
According to Section 707 Table VII.2. of Rule VII of the Building Code the following is the Building Height
Limit (BHL) by Type of Use or Occupancy
THEREFORE, THE ASSUMPTION BUILDING HEIGHT IS LESS THAN THE BUILDING HEIGHT LIMIT.
According to Section 707 Table VII.4. of Rule VII of the Building Code the following is the Minimum
Required Off-street (Off-RROW) cum On-site Parking Slot, Parking Area and Loading/Unloading Space
Requirements by Allowed Use or Occupancy
1.2 Division A-2 Multi-family dwelling units located in Units with a gross floor area up to
residential CONDOMINIUM 50.00 sqm. provide one (1)
Buildings/structures regardless of pooled parking slot* for every six
number of storeys (6) medium cost units or for a
fraction thereof, e.g., another slot*

To get the number of parkings, the ratio will be used is 1:6. For every six (6) unit provide one (1) parking
slot.
Apply the ratio of 1:6 to get the number of parking for Residential Units.
Therefore, we get the total number of Parking Slots for Residential that is 35 Parking
Total Floor Area of Ground and Second Floor = 1,410.97 sq.m. x 2 Floors
Therefore, the Total Floor Area for the Commercial Spaces is 1,410.97 sq.m. or 10% of the Building
Therefore, the Total Floor Area for the Office Spaces is 1,247.81 sq.m. or 10% of the Building
