SOLAR SUBURBS TO POWER CITIES
Experts have predicted that suburbia will adopt a valuable new role
powering the cities of the future. Professor Hugh Byrd from the
University of Lincoln, UK, and researches at The University of Auckland
report that with photovoltaic solar panels on roofs and increasing use
of electric vehicles, a citys suburbs could produce enough energy to
power residents cars and even top up power resources. Low-density
housing is capable of producing 10 times the amount of solar energy
created by skyscrapers and also has a greater surplus after its own
energy uses have been taken into account.
Professor Byrd has called for an increase in solar roong, along with
smart meters and charging facilities for electric vehicles. We need to
embrace the dispersed suburban areas and smart new technologies
that will enable us to power our cities in a cost-effective way, without
relying on ever dwindling supplies of fossil fuels, he says.
CHOOSING LAND
Master Builders Queensland tells BuildHOME
what to keep in mind to ensure you have the
right block to suit the home you want to build.
The rst step is to go out and see how much land is
currently available, where it is located and at what
price. It is also important to make sure the land you
purchase is compatible with your home design;
taking into account the size, shape, orientation,
slope and soil type.
Every site is different and it is not nancially logical
to do a soil test on every block of land you consider
purchasing, so consult adjoining property owners or
local builders. When you have decided on the land
you feel is right for you, then obtain a soil report.
Consider the availability of power, water and
sewerage, storm-water easements and soil
conditions. Are there any development covenants
that could impact on the cost of building?
If you are looking at acreage, dont forget the
costs associated with installing a household
sewerage treatment plant, power lines, water tanks,
telephone and internet connection and access roads.
Steep blocks or sites with difcult access all have
challenges that will cost you more money. There
are also possible additional costs if youre building a
considerable distance from the property alignment.
Once you have narrowed down the options on
your land, talk to the local authority planning branch
to check ood levels, landslip, buffer zones and
other easements. Remember, talk to some industry
experts and do your homework; the more research
you do, the fewer surprises you will have when you
start building.
A good starting point, not just for the selection
of land but also for the design of your home, is to
decide what lifestyle youre aiming at. Different
neighbourhoods provide different opportunities to
achieve the lifestyle youre looking for. Choose one
you believe will suit the needs of you and your family.
When inspecting land, consider the age and
lifestyle of those living in the area. Make sure
you have a lot in common with your potential
neighbours. If you need them, how close are shops,
public transport and schools?
Once you choose and buy your land, you are
ready to move to the next step in the building
process planning your home.
GREENERY GROWS ESTATE
A newly completed one-hectare park with walking paths and childrens play
equipment is one factor keeping sales at The Rochedale Estates in Queensland
strong. The 64 lots of stage 2a were over 80 per cent sold prior to completion
in October and the newly released stage 2b is already over 60 per cent sold.
More beautiful outdoor spaces are still being added to the comprehensive
parks and conservation areas already on the estate, with the revegetation of a
natural water-way corridor alongside the new stage 2a nearly completed.

Purchasing
your first home
Taking the rst steps towards buying your rst home can be
both an exciting and stressful time. There are many things
to take into consideration, whether you are building your
home from scratch or purchasing an established property.
Proper research, successful budgeting and awareness of all
those hidden extra costs are key to removing stress from the
equation and progressing with the successful purchase of
your very rst home.
RESEARCH
The initial step to purchasing your rst home is to view a
variety of properties to get a feel for the market. The internet
is a powerful tool to have at your disposal, so research the
suburb and area, as well as the house itself where possible.
The Australian Bureau of Statistics offers freely available
online content that allows you to see for yourself which areas
have increasing and decreasing populations. Consider high
land value, increasing population and local amenities such as
schools, public transport, shops, hospitals, leisure centres and
parks. Websites such as domain.com.au have a radar tool
allowing you to lter properties according to how close you
wish to be to certain amenities.
It is also really important to do your own personal research
and planning before purchasing your rst home. Accredited
mortgage broker Marijan Boric recommends looking to what
you need in the immediate future rather than the long term.
Instead of going out and planning eight to 10 years ahead,
for that large house with three to four bedrooms, and putting
undue nancial stress on yourself by spending more than you
need to spend now, you may be better off getting a one- or
two-bedroom apartment in an inner-city suburb in an older
block. In doing this, you will be spending up to $80,000 less
and be able to really attack your debt in the rst three to ve

years. By then you will have set yourself up with a capital base
for that bigger place that you need further on down the track.
BUDGETING
The initial deposit tends to be the largest expense when
buying a rst home. When it comes to budgeting, you will have
your own cost of living to cover so sometimes it is very hard to
put together that initial deposit.
Marijan recommends saving a minimum of ve per cent of
the full property price youre aiming for. If you are buying a
house for $400,000, you need to show that you have $20,000
genuinely accumulated in a savings account for a minimum
of three months. In addition to this, you must also make sure
you have the relevant funds to complete your purchase, so on
top of that $20,000 deposit, for a house of $400,000, you will
need another $17,000 or $18,000 to cover stamp duty and the
cost of legal fees and adjustments before you are eligible for
any grants.
Sit down and plan how you are going to achieve your goals
by assessing your income and highlighting where you are
going to make sacrices each month.
There are many options available for those who may be
struggling, such as rst-home-buyer loans, low-deposit loans
and even guarantor loans in which you would use someone
elses equity to lower your deposit amount. Banks such as the
Commonwealth Bank offer a six-month pre-approval for home
buyers, allowing you to know how much you are eligible to
borrow before even looking for a house. This can be a great
benet, as it will put things into perspective and allow you to
venture into the market with clear expectations.
FIRST HOME OWNER GRANT
The First Home Owner Grant scheme is the perfect way to top
up your deposit and lower future repayments. This scheme is
not for the purpose of investment home loans but is designed to
both encourage and assist home ownership in young Australians
and offset the effects of the GST on home ownership.
The scheme currently offers $15,000 for rst home owners,
however, it is limited to those who wish either to build their
own home or purchase a newly constructed home. In NSW,
the grant will reduce to $10,000 for eligible transactions that
have a commencement date on or after January 1, 2016.
If you are a rst home buyer, whether you are purchasing
an established property or are building a property, you may
also be eligible for exemptions or concessions on transfer duty
(previously referred to as stamp duty). This is a tax based on
the purchase price of the property and is usually one of the
biggest expenses.

OTHER COSTS
Several costs accompany the purchase of your rst home
in addition to your deposit, stamp duty and future loan
repayments. These are things that new home buyers often
forget to budget for and, as such, may be caught off guard
with the added expenses.
Registration fees will need to be paid. The goods and
services tax (GST) is one of the reasons the rst home owner
grant is now in action. If you are buying a new home, be aware
that GST may apply. GST will also apply to your valuation,
inspections and real estate agents and auctioneers fees. A
lenders mortgage insurance or low-deposit premium is a one-
off charge added to your loan amount that will allow you to
purchase a property with a smaller deposit in the future.
Finally, if you are looking to purchase an investment
property, remember to consider the implications of the capital
gains tax (CGT) if you ever decide to sell. Ensure to consult
with your tax advisor on this when heading into investing.
THE PROCESS
Following your research of the market and area, your budget
projections and your research of all the extra costs in
purchasing your rst home, comes the administration process.
The rst step is usually an application interview. You will
apply for the home loan that you have deemed right for you,
in which the decision on your acceptance is usually relayed in
about 24 hours. The lender will use this time to check things
such as property valuations and whether or not you will need
building and contents insurance. From here, if accepted, you
will receive a loan contract with terms and conditions. Once
signed and returned, your lender will now be responsible for
your documents.
With a secured loan, you can now move on to the exciting
part, buying a house. If you purchased your new home at
auction, you will need to exchange contracts and usually pay a
10 per cent deposit on the spot. If not, you should be able to pay
a holding deposit of one per cent at the time of purchase and
then 10 per cent when you exchange contracts. Remember that
a cooling-off period may apply after the exchange of contracts
should anything go wrong. For more information on contracts,

The nal step is the settlement, in which your lender will
conrm the loan details and settlement completion. You are
charged the stamp duty and registration costs at this point.
Once you have registered your deed and mortgage with the
Land Title Ofce, you will receive the keys to your rst home
and your new life can begin.

AWKWARD SITES
Youve been searching for an ideal location to build your new
home for what feels like forever and youve nally found it.
The blocks in a great area, close to schools and transport and
comfortably within your budget. Its pretty much the complete
package, except theres one problem: the site has a signicant
slope, is spatially challenged or an awkward shape, and it looks
like the build might prove difcult. What should you do: take
the plunge or run?
DEFINE DIFFICULT
When we think of a difcult site, we think bad access, steep
or a site that has evidence of damp or bad drainage, says
Barry Du Bois, an interior designer, master builder and one of
the hosts of Network Tens The Living Room.
Other blocks that can prove challenging include small and
awkward-shaped sites, noisy locations and blocks where
overshadowing or a lack of privacy are a problem.
Difcult sites may also present one or more design
challenges. For example, a sloping site may have drainage
problems and challenging ground conditions too.
COMMON CONSTRAINTS
Building and development controls will also inuence the
design of your home. For example, certain limits apply to the
height, footprint and setback of a dwelling, depending on the
size of the property. These restrictions ensure new homes
have a reduced carbon footprint, complement the character
of the area and have minimal impact on neighbours privacy,
views and solar access. In some cases, you may also have to
apply for planning approval.

of Grantleigh Homes says you should ask your designer
or builder for a detailed costing of the overall design and
construction of the home before buying the block, as budget
blowouts will place restrictions on the build and added
stress on you.
THE BEAUTY OF CHALLENGING BLOCKS
According to architect Darren Naftal, who specialises in
creating homes for difcult sites, one of the main benets of
building on a challenging block is being able to enjoy a bespoke
home thats been created with you and your site in mind.
There are many homes out there that are so similar, but
difcult sites require you to think very differently and come up
with a totally unique home, says Darren, who recently penned a
guide to building on tricky blocks. A custom build will also prove
to be a good investment should you ever decide to sell the home.
As Paul points out, imperfect blocks are often more
affordable than the perfect block, while homes on sloping
sites tend to offer great views and, with good design, optimal
airow and natural light.
THE NEXT STEP
Do your research. Learn about the constraints on your site and
the impact they will have on the design and construction of
your home.
Start searching for a designer or builder with experience on
difcult sites. Before contacting those on your shortlist, work
out your budget and wish list. This will create a starting point
for them to work from.
If you havent purchased your block, hold off until your
designer or builder has inspected the property and is condent
they can create the home you want and one that addresses
the challenges of the site, within your budget.
With this expert advice, you arent assuming and
running the risk of getting a nasty bill later that is much
greater than you anticipated, says Darren. There is no
golden rule other than dont chance it; get advice rst.
CUSTOM VS PROJECT HOMES
If you design to suit the difcult site and work with it
rather than ght it, you will create a beautiful harmony
between the building and the natural environment, Barry
says of the benets of opting for a custom-designed
dwelling. The connection between home and land is not
just through the entry and exit, its the overall immersion
of your building into the space.
Custom homes are also oriented for passive solar
heating and cooling and designed to maximise energy
efciency, reduce overlooking and overshadowing and
capture the surrounding views, Darren points out.
Some project-home builders also specialise in difcult blocks.
According to Dean Allison of Montgomery Homes, which is well
known for its expertise on sloping sites, this approach is more
affordable than a custom build.
Its nearly 30 per cent cheaper to start with a standard project
home like ours, which are designed for sloping sites, and
modifying it, compared to choosing a custom home, he says.
Another advantage of choosing a project home is that you
can visit the builders display homes to see whether they, and
one of their designs, are the right match for you.
In the end, theres no wrong or right way to build it all
comes down to your needs, personal preferences and budget.
DECISION TIME
My number one rule when looking for a builder is to make
sure you can communicate, says Barry. Ask as many
questions as you can and dont be afraid to have him or her go
over a question with you several times.
A builder who has proven experience on difcult sites will
not only be more likely to anticipate any potential problems
that may arise but their team of subcontractors (brickies
plumbers, sparkies and chippies) will be aware of what
to expect and this will reduce the chance of unforeseen
problems, he adds.
What does your dream home look like? Dean recommends
searching for established builders who have constructed
similar dwellings in the past. Look through their display homes
and ask to see references from previous clients.
Being referred to a builder is best, says Paul. Nothing is
better than having someone refer a builder to you, someone
who theyve built with before and have had a good experience
building on a difcult block thats about as good as it gets.

What should our readers look for in a good builder?
You need a proven and trusted performer. Not someone who
says they are but someone who has runs on their board and
references. Not references from their friends six years ago but
selected from people they are working with right now and in
the last 12 months. I also want to know that they have a team
of plumbers and electricians that they are familiar with.
What trends are you seeing in new houses at the moment?
In the 1950-70s, bedrooms were much smaller because we
lived as a family unit. There was space in the kitchen and dining
rooms and not in bedrooms. There is a separation of the family
in the modern designs as I see it. There are these big kids
bedrooms for them to study and play... home is for a family. Thats
my philosophy. You need to decide the individual relationships you
want to have with the house and the people in the house.
This should be in the brief. Sit down with the family and talk
about what the next 10 years means to you. If you have kids,
will they be in the same room? For how long?
Are there common mistakes people make when doing
their house plans?
Some people sit down with an architect for one hour and then
they spend $500,000 on their house. Theres no sense telling
the architect that you want three rooms and two bathrooms.
We need an understanding of what the home means to us,
using an architectural philosophy that suits us. Preparing your
brief for the architect is important but understanding what a
brief is, is even more important. You dont want to move in and
think I wish we had realised we would need that, or why did I
put that window there looking at a fence?
Previously I lived in a penthouse in Bondi Beach and
I was sure I would spend my life in a unit. Two weeks
after my babies were born, we bought a ve-bedroom
Federation house. I think some hormones kicked in and I
wanted rolling grass lawns. This is why it is so important to
talk about the future.
Any nal words of wisdom?
Never stop analysing something you create. I would draw
something 100 times before I even started construction.
A home is one of the biggest things you can do. Break that
up and analyse each part individually. For example, what

What building materials will you choose in the construction of your
home? Here, we look at the advantages and disadvantages of
common building supplies. By Ian Cleland
Material matters

When man rst turned his hand to farming, he started
building permanent shelters. To begin with, the buildings were
constructed of locally available materials or, if the builders
were lucky, they would nd a cave to live in and house all their
possessions. Materials included vegetation, timber, stone and
mud brick. These materials are still being used but in a more
contemporary form.
Today, many exotic materials have also been developed
for use in the construction of buildings, such as plastic,
aluminium, galvanised steel, compressed board, laminated
timber and concrete.
HOW DO WE DECIDE WHAT MATERIALS
TO USE IN OUR HOMES?
When buying a home, many people look at the spaces
within, the views beyond or they simply want a roof over their
heads. When you create a design where the materials are
thoroughly thought through, you can achieve a cost-effective,
low-maintenance, energy-efcient, comfortable
and sustainable home.
EMBODIED ENERGY
Before we discuss the products, lets talk about embodied
energy. According to Australias Guide to Environmentally
Sustainable Homes, Embodied energy is the energy
consumed by all the processes associated with the
production of a building from the mining and processing
of natural resources to manufacturing, transport and product
delivery. Embodied energy does not include the operation
and disposal of the building material, although this would be
considered in a lifecycle approach. Embodied energy is the
upstream or front-end component of the lifecycle impact
of a home. The single most important factor in reducing the
impact of embodied energy is to design long-life, durable and
adaptable buildings.
The embodied energy of products is becoming important
when designing and building for future structures that are
required to be energy efcient.
As a general rule, the cost of the material in a building is an
indication of the embodied energy. The more expensive the
building materials, the higher the embodied energy will be.

Bricks, concrete blocks, Hebel blocks and Timbercrete are
similar in their construction methods as a grout or adhesive
is used to bond the wall elements. They also have similar
embodied-energy content. Timbercrete is a lightweight brick
that uses timber-mill waste and has less than half the embodied
energy of clay bricks per cubic metre. (See gure 1.)
Timber is seen as the most sustainable material, assuming
its from a certied sustainable plantation. As a single-skin wall
system that includes internal and external linings, timber has a
third less embodied energy than a single skin of masonry brick.
The majority of homes constructed in Australia are constructed
from brick veneer with an internal skin of timber and an external
masonry skin. The brick-veneer system of construction has an
embodied energy that isnt very different to cavity brick walls.
(See gure 2.)
The Ritek Wall System is one of several that use a pre-
assembled panel to make composite walls with a concrete-
lled core.
BRICK AND CONCRETE BLOCK
Clay brick is used on the majority of new homes in Australia and
has a long history of use throughout the world. The construction
of walls is either a cavity brick or brick veneer, with brick veneer
as the more popular of the two.
Cavity brick is constructed with an internal and external
masonry skin, with the outside using feature face brick and the
internal skin nished with a rendered or plasterboard lining.
It creates a durable building with high thermal mass, which is
benecial when built in conjunction with the appropriate insulation.
As brick veneer is the most popular construction method, it
has created a homogenous suburban landscape of simple-to-
construct homes. Brick veneer is constructed with an external
skin of brick or block and an internal skin of timber or steel
frame lined internally with a lining board, generally plasterboard.
Insulation is added to either the void between the brick and
timber frame or places within the frame to make the structure
thermally efcient. One of the greatest benets of brick veneer
is that the internal framing for the whole building can be erected
before starting the external brick veneer.
If youre designing a building thats going to be around for
a couple of centuries, the large embodied energy captured in
this type of structure should be a sustainable building material.
However, in many cases today, the external brickwork is also
rendered and painted, further increasing the embodied energy
and maintenance of the building.
Clay and concrete bricks are made from a dened and
limited resource which, when used with cement mortar, cannot
be recycled to be reused as bricks. Up until the 1960s, brick-
wall construction used a lime mortar rather than a cement
mortar, allowing the brick to be used again when the building
has been demolished.
Concrete blocks do not have the aesthetic appeal of clay
bricks, yet have the advantage of being engineered to create a
reinforced, strong and versatile wall that can be used for retaining
and internal walls and can be lined or have an applied nish. The
voids in the blocks can also be used for services, or services can
be chased into the wall so theyre not seen. Blocks come in three
main wall thicknesses: 200mm, 150mm and 100mm.
Like bricks, blocks with concrete inll have a high-embodied
energy but, because they can be used as engineered design
elements in a building, they will always have a use that can only
be substituted by formed concrete-reinforced walls.
HEBEL BLOCKS
Autoclaved Aerated Concrete (AAC) Hebel blocks have been
available in Australia for more than 20 years and have 40 per
cent of the embodied energy of bricks and concrete blocks. The
Hebel block is lightweight and solid, provides insulation to your
home and is easier to handle than concrete blocks.
Hebel blocks can be cut with a handsaw, allowing you to
create curved feature walls and easily chase services into the wall
without losing the structural integrity of the wall. The bonding of
the blocks uses an adhesive rather than a grout. Hebel also has a
range of panels designed for wall and roof constructions.
TIMBERCRETE BRICKS
Timbercrete bricks are made from timber-mill waste, sand,
magnesium oxide and bonding agents, producing a lightweight
and strong brick. Theyre so strong, in fact, that you can even
drive nails directly into the brick without drilling rst. These
bricks have also been shown to perform well in bushre-prone
areas, an important consideration in our country.
Timbercrete bricks have better insulating values than Hebel
products. However, as a cement-based grout is used in the

construction of the wall, it affects their overall insulating value.
Because of their insulation qualities, they cannot be used for
their thermal capacity to store heat as other masonry products
can. Developed in Australia and sold in a number of countries,
the product is also supplied in blocks.
Note: the thermal capacity of a material is important if you
want it to assist with heating and cooling a home. This feature of
masonry should be considered carefully in the design. Thermal
capacity can be designed into the walls and oors of your home.
TIMBER FRAMING
Timber framing is the most sustainable system for
construction as timber continues to grow in plantations. You
could construct a house using only timber for framing, external
and internal lining as well as cellulose insulation. Timber can
be fully assembled in a factory and erected on-site, reducing
construction time to as little as a couple of weeks. This method
of construction has been developed in Europe and the US;
a typical example is the HUF house as seen on the English
series of Grand Designs.
In Australia, the supply of prefabricated framing has been
used extensively since the 1970s and reduces construction
times, but not to the same extent as the fully engineered
fabricated home. One of the best framing systems in Australia
is Sekisui House, with its Shawood design series that uses
an engineered system precise to 1mm of tolerance, which is
unheard of in Australian domestic construction.
WALL PANEL SYSTEMS: RITEK
The Ritek Wall System, a prefabricated permanent
formwork system, is a versatile structural walling method
that has been extensively and successfully used both
nationally and internationally.
The system is used for all internal and external walls
and selectively for such areas as lift shafts, stairwells and
party walls. The key benets of the Ritek Wall System are
its structural integrity, speed of installation, reduced on-site
waste, re and acoustic ratings.
The wall system is made up of prefabricated panels used
to provide permanent formwork for in situ reinforced concrete
walls. Riteks wall panels consist of 6mm bre cement and
recessed-edge facing sheets bonded to patented vertical
composite studs.
This system is suitable for use in single residential, multi-
storey residential and commercial buildings as load-bearing/
structural walls up to 25 storeys or higher in non-load-bearing
capacities. Panels can be congured to include additional
materials to increase thermal and acoustic properties.
The system does use aluminium and plastic components
that have large embodied energy but are only a small part
of the whole system. Consideration should be given to how
much of the total building is composed of this material ask if
theres an alternative that can perform the same job.
There are many materials you can use in the construction
of your dream home. Its important to discuss the type of
structure you want with your designer, engineer and builder.
Its also important they understand how to design and build
with the materials you nominate.
The time spent on the design prior to starting construction
is important to ensure you create a home that is cost effective,
low maintenance, energy efcient, comfortable and sustainable.

Recycling: I know its an unconventional way
of building, particularly since we are so used
to having everything brand new, but think about
the benets. Not only will you be saving money
theres an incentive right there but
youll decrease your landll contribution and
new material use, resulting in a reduced
carbon footprint.
If youre still not convinced, consider the
statistics: up to 40 per cent of waste sent to
Australian landll comes from building activities.
Sadly, most of this waste can be reused and isnt.
In 1997, Australia produced 98-million tonnes of
new construction materials, most of which
were used within Australia. That amounts to
approximately 5200kg of building materials per
person. Thats a lot of greenhouse gas emissions!
Instead of perpetuating this trend, why not
step off the treadmill and reuse or recycle your
building waste for more money in your pocket
and the satisfaction that youve made a difference
to the environment?
Does this sound too hard? All it takes is
communicating your needs at the beginning
of the project to your architect or designer and
builder. Work with them to formulate a design
and construction program based on smart design,
reusing materials and a waste-management plan.
Smart design refers to an assessment of your
space requirements and how you intend to use
your home. You can easily decrease materials
required for your project by honestly and
objectively assessing whether you really need
three bathrooms. In the short term, youll reduce
building costs and carbon emissions, increase
your garden to allow for a vegetable patch and
fruit trees as well as creating more space for the
kids to play.
In the long term, your home-maintenance
needs will decrease and your energy bills will be
lower as you use less energy to heat and cool
your home.
Reusing materials in your new home will
mean an inventory of current materials by your
architect or designer prior to demolition with a
view to incorporating them into the new design.
This should be done at the very beginning of the
project to save back-peddling when the design
has already been nalised. This also enables your
builder to plan for careful removal of materials
earmarked for reuse.
Building a home in the 21st century means
more than just getting the colour scheme right.
In addition to the interior aesthetics, consider
building smart for a better future by using recycled
building materials or reusing resources from your

A waste-management plan takes into
consideration the recycling of building waste that
cant be incorporated into your new design. It
involves separating materials during demolition
and construction and organising collection by
appropriate recycling services. If youre really
keen, you can list items online to sell or give
away for free.
Another way to decrease landll is to use
materials with recycled content or source
other pre-used materials. Again, having these
specied by your architect/designer during
the design phase will reduce expensive back-
peddling. Be prepared to purchase pre-used
materials as soon as they are sourced, otherwise
you may miss out.
The good news is that most building
materials can be recycled or reused. Below is
a list to help you get started:
Steel is the worlds most recyclable material and
can be recycled numerous times. Most steel
comprises 20 per cent recycled content.
Aluminium is 100 per cent recyclable and easily
reused on your project.
Plasterboard can also be recycled quite easily.
Plasterboard disposed of in landll produces a
toxic gas called hydrogen sulphide.
Timber can be reused or sold. Using recycled
timber on your project gives your home more
character. You can reuse timber studs and timber
ooring from your existing home.
Concrete can be reused or recycled depending
on its type. It can be converted into new
concrete or used to line roads.
Most glass can be recycled. Windows and
frames can be reused on your project if planned
for at the beginning of the design phase.
Timber door frames and window frames
can be reused if your new home is designed to
accommodate existing sizes and styles.
Doors, door handles and doorstops can
be removed and transferred to
new homes and extensions.
Carpet in good condition can
be sold or reused. It can also be
recycled into secondary carpets.
Wall and oor tiles can be reused
if carefully removed. Today, you
can purchase tiles with recycled
content made with sustainable
manufacturing processes.
Reuse existing cupboards and
wardrobes. To give them a fresh
look, keep the carcasses and
use new doors or paint them to
suit your new colour scheme.
Light ttings can be incorporated into
your new design.
Bricks can be reused if removed with care or can
be crushed for use as backll, aggregate and gravel.
Plastics from a building site include electrical
wiring, PVC pipes and vinyl ooring. They
can be recycled into new plastic-based products
and materials.
Power points and switch faceplates can be
removed and reused or sent for reuse by others.
Reuse ttings such as baths, toilets, basins,
sinks and taps. They can also be sold for
extra cash.
The possibilities for a more sustainable
construction process are endless. The result is
a home of character and personal style without
the new-car smell and associated toxins that
come with it. Plan carefully to allow additional
time to make this shift from conventional to
unconventional building practice. Take a leap
of faith and know that in the background, your
actions will have far-reaching effects beyond the
end of your project.

And theres plenty to inspire, from the
homes high, coffered ceilings with elegant,
plaster cornices to the staircases ornate
wrought-iron balustrade and dark-timber stairs.
French and bifold doors throughout the home
have been proportioned to accentuate its vertical
dimensions while reecting the elegance of the
Georgian period.
Most breathtaking of all is the sweeping
kitchen. An island bench in the open-plan space
is topped by a slab of spectacular Calacutta
marble, beautifully lit by three oversized lights
made of blown glass. Hamptons-style cabinet

Following strong demand in the Macarthur
region, property developer Sekisui House
has brought forward the release of new
lots at its rst master-planned residential
community, The Hermitage, almost a year
ahead of schedule.
Set on a 312-hectare site bound by
Camden Valley Way, Raby Road and Gregory
Hills Drive, The Hermitage will feature a
three-kilometre green corridor, bicycle and
pedestrian walkways and a planned hilltop
village precinct complete with boutique
stores such as grocers and cafes.
The development is also home to The
Gledswood Homestead and Winery, a
200-year-old colonial convict-built mansion
and local treasure that inspired the suburbs
name, Gledswood Hills.
At completion, the Hermitages latest
release, Gabriels Run, will feature a
collection of lots fronting what will be a
16ha regenerated South Creek Riparian
corridor with more than 200 home lots,
which would house more than 600 new
residents. Lots start from 377m with prices
starting from $240,000.
Exceptionally designed landscaping and
mature trees will add a sense of belonging to
future residents and clear design guidelines
will ensure they can enjoy the community for
many decades to come.

the widening of Camden Valley Way and the M5
Duplication Project, he adds.
The Hermitage is a compelling option for
buyers because it comes with a clear vision for
the future and with more than 60 homes now
complete and almost 150 residents moved in,
people can see this rapidly coming to life on a
daily basis.
Craig says many buyers had come from
outside the Camden area, attracted by the
family-friendly feel of The Hermitage and its
communities and the growing connectivity of the
area as a whole.
ACKNOWLEDGING HERITAGE
Gabriels Run takes its name from Gabriel
Louis Marie Huon de Kerillian, a local identity
who built and owned the 200-year-old colonial
convict-built Gledswood Homestead, keeping
with the Sekisui House way of acknowledging
an areas heritage.
Honouring the past and making it relevant for
the present is very much the Sekisui House way, so
each stage, park, path or public space will, in some
way, acknowledge the historical or geographical
signicance of its location, says Craig.
The rst release of land within The
Hermitage, Hardys Rise, launched in March
2012, is named after the visionary Australian
architect, artist and author Hardy Wilson and
Chisholms Corner, the second precinct, has been
named after the Chisholm family, who planted
the rst of the regions vineyards in 1830.
COMMUNITY FOCUS
Residents who now call The Hermitage home
have been utilising the growing number of
community amenities. The Hermitage retains
a strong connection with the outdoors, with
residents now enjoying more than 10 kilometres
of bicycle and pedestrian walkways at the
neighbouring Fairbank Reserve.
Feedback from buyers has already indicated

Paul and Erica Robinson recently moved
into their dream five-bedroom, two-storey

of designing their own home or have a budget
that they need to adhere to, but still want
something different to anything else available in
the market place.
The Grevillia is perfect for the rst home buyer
or anyone wishing to live in a comfortable, cosy
home and still be reassured of a quality-built

The galley kitchen overlooks the open-plan

When I originally planned building my dream
home on the Central Coast, I looked around for
a suitable builder and the Rustic Touch company
philosophy of building environmentally-friendly
and energy-efcient homes appealed to me,
along with the design air I saw.
Her brief was for a solar-passive, sustainable
home with minimal visual impact on the

home needed three bedrooms for visiting
children, a comfortable open-plan living space
and main bedroom. It was designed for a long
narrow block with a southern streetscape and
northern views.
The at block enabled Rustic Touch to use a
slab on ground with limited excavation to the
site while maximising thermal mass. The Rustic
Touch team used low-pitched skillions and a
buttery roof for lightweight construction and to
achieve maximum solar access to the southern
rooms by way of highlight windows.
An internal corner covered patio captures
the northern winter sun and protects the large
glass doors from the harsh summer sun. Vaulted
ceilings through the living area allow the northern
light into the central hallway and southern room
to create a light and breezy ambience.
One year on, Maggie reports that she
is thrilled with both her new home and the
customer service she received along the way.
Our rst meeting convinced me that I was
dealing with people that I could trust and work
with. Working with Rustic Touch was a pleasure.
Although it was risky for both of us to work
together from opposite sides of the world, [the
company] kept me well informed of progress and
consulted with me to my full satisfaction on all the
matters that were important to me.
I had no experience in building but [Rustic
Touch] was able to explain choices in a way
that I could understand and feel a part of the
decision-making process. I never felt that I was
being pushed into anything and [the companys]
knowledge and experience was invaluable.
What a wonderful experience it was to
walk into the house and see the quality of the

has been a staggering increase in

knock down an existing older house

The entrance is usually separate to the main dwelling
and there are no interconnecting doors or openings

INTEGRATED LIVING DESIGNS are part of the main
home, but offer a segregated area designated for member/s
of the family who want some space and accommodation on
the ground oor away from the busyness of the living area

Tracey and Mervyn Trindall wanted a large family
home, so they extended the Elizabeth design
from Paal, providing six bedrooms instead of four.
Enlarging a standard Paal plan is an efcient
alternative to buying one of our bigger homes,
says Paal Kit Homes regional consultant Phillip
Longhurst, who liaised with the Trindalls during
the early stages.
The family of six youngsters and two adults
live in their new home on 10 acres at Reserve
Creek in northern New South Wales.
Tracey says changing the standard design was
a straightforward process. We told Paal what
we wanted, they set up the plans for us and we
endorsed them.
She and Mervyn both work full-time, so they
built their home on weekends and after work.
Initially, they organised family working bees, then
managed the rest themselves. Neither of them
had prior building experience.
It was a learning curve, although not hard
if you kept to the manual, which was very well
written. If we ever got stuck, we rang John at
Paal who talked us through it. His support was
fantastic, she says.
Tracey and Mervyn did most of the work
themselves, paying for trade help where
specialist skills were needed. They employed
a concreter, brickie, roofer and a nisher to
complete the plaster boarding.
Its so rewarding to live in a house that
we built ourselves. If Mervyn and I can do it
with six kids, both of us working full-time and
no prior building experience, then anybody can,
Tracey says.
The Trindalls also, obviously, saved money by
doing it themselves.
It cost us around $240,000, whereas we
would have paid a builder $450,000, says Tracey.
Were extremely happy with our new
home. With the knowledge acquired, wed
do it all again perhaps next time as an
investment property.

A recent open house held by Paal Kit Homes at
Cedar Creek in Queensland, saw people come
from afar to view the home built by retired
plumber Brian and his wife, Cheryl.
This beautifully presented residence
attracted a lot of favourable comments from
the numerous visitors.
Our driveway was congested with cars.
People were so talkative and wouldnt leave!
Some were here for hours and a few even went
away and came back later, Brian says.
The couple built a traditional Queenslander
based on Paals Kiama design, with modications
that included an enlarged verandah and a double
set of steps in front.
Cheryl created many of the homes beautiful
nishes, both inside and out, and Brian employed
carpenter friends to give him a hand with
construction, all of them wood chippies who
hadnt worked with a steel frame.
They loved the way it all tted together and
say it was millimetre-perfect. Looking along the
frame at ground level, they found it to be as
straight as a gun barrel.
One of them inspected and certied the
house for the council and says he had never seen
a steel-framed home as good as Paals.
Brian didnt need the plumbing and electrical
inclusions in the kit, as his mates provided those.
He also substituted non-standard architraves
and skirtings and Paal upgraded his own choice
of plasterboard.
Paal went along with all our changes to the
kit. They were exible and easy to deal with. Our
motto for Paal homes is: youre only limited by
your imagination, says Brian.
They gave us plenty of backup. If we werent
sure about something, we just rang them. They
were always very helpful.
Ive dealt with other building companies
before. They usually leave a nasty taste in
the mouth. This time we really enjoyed our
homebuilding experience.

Angelo and Alannah were searching for just the
right house to put on their land by the Hawkesbury
River near Windsor, New South Wales. In the end,
they concluded that nothing they had seen was
quite what they wanted so they decided to design
their own house with the help of Kitome. The end
result is a stunning home that sits like a jewel in its
tranquil rural setting among the orange groves.
Kitomes Internal Design Service was able to
work with the couple to help them bring their ideas
to life. A key requirement was the Federation-style
facade to ensure the building blended in well with
the historic feel of Windsor. It was also important
to have a verandah that completely surrounded
the house to allow for the amazing 360 vistas
available from every side of the house. The inside,
however, needed to be thoroughly modern with an
open-plan living style and practical and functional
entertaining areas that are able to take full
advantage of the houses natural assets.

each of the four bedrooms.
We wanted something comfortable and
attractive. Because of the views, we wanted
every room opening to a balcony or verandah.
Kitome appealed to us because we were on
a budget and they seemed the most exible
company, says Alannah.
Once the design was nalised, everything
turned up at the site on time and ready to go.
The builder recommended by Kitome knew
exactly what to do. Everything was on time and
there were no hitches at all.

the couple navigate the issues that invariably
arise on a build project. She ensured that any
issues were dealt with quickly and efciently
so that construction wasnt held up. The new
construction, called Cornwallis House, is now a
working holiday home and Alannah says that they
love the houses ow and sense of space.
It is absolutely great. All our guests love it and
we are booked out every weekend. Most cant
believe its a kit home!

couple create a home they love living in
This gem of a house is designed to sit snugly
in the cosy coastal village environment that
is unique to Davistown on New South Wales
Central Coast. At 172m, it is compact yet delivers
on light-lled and spacious living. It has been built
to maximise its leafy position, offering a feeling of
a holiday hideaway due to its secluded site.
Owners, Wendy and Colin, were downsizing
and wanted to make sure their new home t
their lifestyle.
We wanted a casual open design that wasnt
going to appear pokey. We wanted our kitchen,
dining and living area to have a view out to our
backyard, as we backed onto a lovely bush aspect.
We had a basic two-bedroom and study design,
with a large two-way bathroom but, with the help
of Parkwood, we were able to come up with a
plan that t the bill, says Wendy.
There were some challenges to overcome
along the way. Due to its proximity to the water,
the home had to be raised in case of ooding and,
due to the narrow access, the home sections had
to be reduced.
Building a house is always challenging but we
found the Parkwood experience very easy. We

have built a couple of times before and found that
you couldnt vary the original design and make
changes to suit you without it costing heaps.

Appalachian Log Homes proves that traditional

A cosy log cabin and the picturesque area of
Jindabyne seem to go together like a roaring
replace and a bottle of good wine. This is why
Leon and Juliet decided on Appalachian Log
Homes to help them build their charming home.
The use of high-quality timbers such as
Australian white cypress throughout give the
home a warm, inviting feel. Vaulted cathedral
ceilings, a handcrafted feature support post,
prow design windows and an open plan give this
home a feeling of airy spaciousness. The loft is a
snug nook overlooking the main living area, with
spectacular views to the balcony, Lake Jindabyne
and the mountains beyond. All bedrooms are
generous in size and include built-in robes. The
upper-level bedrooms have large triangular gable
windows and the master bedroom opens out
to a wonderful verandah, ideal for enjoying a
morning coffee.
Leon says he and his late wife Juliet developed
a passion for log homes when they were in
Canada. When planning a second home, they did
their research and ended up with Appalachian
because they could tailor the companys quality
product to suit the area they had. Their home took
just under 12 months to build.
Wood is a labour of love: it does require
maintenance but, if you are prepared to put in the
work, it provides a very aesthetic product. It has
good thermal properties and feels like a home
rather than a house, says Leon.
There were some building challenges to
overcome a restricted building envelope, which
was affected by a large easement, meant the
lower deck had to be redesigned to maximise
deck space and the upper deck had to be taken
into account.

welcome guests. As Juliet was a fabulous
cook, her kitchen design was made with an
expert eye. She specified that the kitchen
opened to the living area so she could
interact with her guests but requested a
dwarf wall to hide cooking mess. This was
achieved by building a breakfast bar and
using matching cypress lining to the outside
of this wall.
This house is based on the Appalachian
Log Homes Todd Chalet IV design, with many
tweaks to suit the clients. Appalachian Log

Modelled on a Valley Kit Homes Beechmont
design, this home perches like a tree house on a
slim block in the middle of wildly natural terrain.
The one-bedroom house was provided in kit
form. The owners chose to perform most of
the work themselves, only contracting out
trade work such as plumbing, and the savings
were signicant.
All materials were supplied by Valley Kit Homes
to lock-up stage. A gable roof portico shelters
the front verandah. Wide steps at the side lead
up to the timber double-front door, inset with
slender, slumped glass panels. This glass has also
been used effectively in a shell pattern on the
shower screen and in a black, sparkled splashback
in the kitchen.
Starlight black quartz coats the island bench,
shaped angular to allow for breakfast seating.
Glass-fronted cabinets are placed either side
of the cooktop in this compact kitchen, which
features stainless-steel appliances, a java
redwood veneer nish and appliance cupboards.
The adjoining laundry is accessed through a
timber-framed, see-through door.
The owners plan to add two more bedrooms
in a second storey. A wood re sits at the
centre of the home to provide warmth on cold
mountain nights.
Verandahs wrap around to take advantage of
coastal views and can be stepped onto from all
rooms except the bathroom. The merbau decking
looks natural with its oil nish. Hardwood timber
railings, 120mm high, are topped with black steel.
Deck balustrading and the outside stairs add to
the appeal of this home.
Wide olive-green tiles blend superbly with
the green-and-gold-granite vanity top in the
bathroom and kitchen. A bevelled-edge mirror,
shelving compartment for towels and chocolate-
brown walls add visual appeal in the bathroom.

Spantec Systems has taken its steel oor framing system to a new level of user-
friendliness with its new Smart Bearers, which come with brackets already mounted
Smart steel floor framing
For 20 years, Spantec Systems has been
designing steel ooring systems for builders
and owner-builders, with a view to making
things on-site as simple as possible. The target
is to reduce site work and the time required to
understand the system.
Spantec takes your architectural plans and
uses them to design the most efcient and
economical ooring system. The system is
delivered to the site as a complete package,
with cut-to-length bearers, joists, brackets and
screws, as well as detailed plans showing how
the oor goes together. All bearers and joists
are marked to match the plans.
The simplicity of the system has made it
possible for owner-builders to save on costs by
putting it together themselves. If they use
a builder, they still save because of the speed
of installation.
The latest development by Spantec is
the Smart Bearer, which takes advantage of
computer-aided design and manufacture to
mount the joist brackets on the bearers in the
factory, thus eliminating several functions that

would otherwise have to be done on-site.
The new technology uses information from
the CAD drawings to mark the bearers with
locations and joist numbers (matching the
working drawings) and to punch the bracket
holes all done automatically during the
manufacturing process.
The nal step is to attach the joist brackets
to the bearers in the factory, allowing the
Smart Bearers to be delivered to the site with
brackets already xed in the correct locations,
marked with the code of the appropriate joists.
Now the oor system really is a kit that can be
assembled on-site quickly and easily, without
leaving workers waiting around while the
bearers are measured and marked up. The only
tool required is a cordless screw gun. If youve
played with Lego and Meccano, youre ready for
Spantec steel ooring.
Because the beams are made from high-
tensile steel, Spantec oor frames are very light
and safe to handle on-site. In some applications,
the oor can be completed in a day without the
need for a tradesperson.
Spantec beams are manufactured from
two sheets of zinc-coated high-tensile steel,
roll-formed and locked together by a patented
process. The result is a beam that is 40-60 per
cent lighter than timber, with the strength and
durability of steel.
STRAIGHTER, STRONGER,
SIMPLER FLOORS
Steel oor beams are an ideal alternative to
timber. Steel beams wont shrink, twist or rot,
so there are no problems with squeaky oors,
cracked cornices or doors and windows that stick.
They are also termite-proof and re-resistant.
The beams have similar dimensions to
standard timber beams and are produced to
controlled tolerances. They are manufactured
to exact lengths but can be easily cut on-site if
necessary, using simple tools such as a drop saw
or circular saw with a friction blade.
The wide range of brackets and accessories
makes it an easy substitute for timber in most

applications. And, in the majority of applications,
Spantec beams require less depth than timber to
reach the same span.
Spantec beams come in a range of beam
sizes and gauges from 100mm 50mm to
250mm 50mm, ensuring that an economical
beam selection can be found for every project.
Whatever ooring option you choose, it will sit
uniformly at on the joists. Spantec takes pride in
its oors and always designs them to be stiff and
without any bounce.
IDEAL SOLUTION FOR OWNER-BUILDERS
The lightweight quality of the Spantec beams,
combined with effortless assembly, makes them
particularly suitable for owner-builders. They also
provide an ideal oor framing solution for kit homes.
On difcult sites, the long spans available
can reduce the number of piers required by up
to 50 per cent.
Spantec manufactures and stocks a wide range
of brackets, plus the screws and nails needed to

WHAT CAN YOU AFFORD?
N Have you calculated your total budget, including legal fees,
the cost of the land, land evaluation fees, rates and taxes,
stamp duty, site works, landscaping and moving expenses?
N Do you qualify for nance and, if so, how much are you
able to borrow? Find out whether a bank, building society,
mortgage broker or an independent nancial adviser is the
best option for you. The Australian Securities and Investment
Commission consumer website, www.do.gov.au, is a great
source for people who need more information or advice
about home loans.
N Have you allowed an extra 15 per cent to cover any
unplanned additional expenses, such as price increases or
changes to your plans after the building has commenced?
N Are you eligible for any nancial assistance from the
government to build your new home, such as the First Home
Owner Grant Scheme (all states), the First Home Bonus (Vic),
benets for building in regional areas (Vic and Qld) or stamp
duty concessions or exemptions, for example under the NSW
Home Builders Bonus? To nd out whether you can take
advantage of these benets, contact the relevant government
body: Ofce of State Revenue (NSW and Qld) or the State
Revenue Ofce Victoria (see contact details on the next page).
CHOOSING THE LAND
N Does the area youve chosen to build in meet the needs of
your family? Find out about schools, transport, shops, parks,
medical services etc. If you are building in a new residential
development, nd out whether these amenities will be
available in the future.

N Have you checked with the Land Titles Ofce in your state
to nd out if the land has any encumbrances, easements
or restrictive covenants, or whether there is likely to be any
delay in subdivision approvals that might prevent the builder
lodging plans with the local authority?
N Check with the local authority to see if there are any future
subdivisions, road changes or any special building conditions
that may apply.
N If its a strata-title block, have you checked with the local
authority to see whether or not there are any special
building requirements?
N Are you informed about the availability of gas, water,
sewerage and electricity?
N Are you fully aware of the extent of site works needed, such
as tree removal, levelling, retaining walls, removal of clay or
rocks, extra drainage etc?
N Have you considered how the natural features of your
block can be used to maximise your homes thermal
performance? For example, will the block allow for a north-
facing home to aid passive heating and cooling?
N Is your block located in a high bushre risk or ood-prone
area? If so, certain building requirements may apply.
GETTING READY TO BUILD
N Develop a simple ling system to keep track of the
building process.
N Think about what features are must-haves and whats on
your wish list. This will ensure your new home suits your
needs, desires and lifestyle.
N Visit a few display homes, kit homes and custom-designed
homes to gauge the different options and to clarify
special offers.
N Do your research before choosing a builder. Ask friends and
family for recommendations, contact industry associations
such as the Master Builders Association (MBA) or Housing
Industry Association (HIA) for a list of reputable builders or
search trade directories. Be sure to ask for at least three
quotes from different builders, see examples of their work
and try to speak with past clients.
N Check with your relevant state body to ensure your chosen
builder is properly licensed: NSW Fair Trading, the Building
Services Authority (BSA) in Queensland or the Building
Commission for those who live in Victoria (see contact
details on opposite page).
N Are you happy with the type and dimensions of the
materials used, such as the thickness of the wall slabs, type
of brick to the inside walls, roof framing, roof tiles, wall
plaster or nish? Ask an independent expert for an opinion.
N If buying a display home, have you checked that the model
you are purchasing includes all the features you expect?
Remember to check the contract and specications.
N Do you fully understand what is or is not included
in the price? Make sure you have everything in writing,
including features such as driveways, fencing, hot water
service, light ttings etc.
N If the plans were prepared to your instructions, ensure
no copyright laws have been infringed by using any part
of someone elses designs. If in doubt, check with the
Australian Copyright Council on (02) 8815 9777 or by visiting
www.copyright.org.au.
N Have you considered appointing a building lawyer to help
prevent any misunderstandings by making your contract
clear before you sign?
CHECKING YOUR PLANS
N Check all the plans and specications thoroughly make
sure you fully understand the plans and all the symbols
used. If plans are drawn up in advance of a building
contract, check with your local authority that they will be
approved without major amendments.
N If you have chosen a display home, take the plans along and
check the features, measurements of rooms and furniture
installed. Check any changes or extras are included.
N Ensure all your selected materials and design changes are
included in the drawings and/or specications. Variations
made after the contract is signed may incur a fee.
N Check that your plans comply with the Building Code of
Australias six-star energy-efciency standard.
BEFORE YOU SIGN THE CONTRACT
N Insist on using a recognised form of building contract,
such as those published by the HIA or the MBA. The BSA
also offers a range of contracts, including the Major Works
Contract for residential work thats more than $40,000,
which complies with Queenslands Domestic Building
Contracts Act 2000.
N Read, check and make sure you understand all contract
documents thoroughly. You should strongly consider seeking
legal advice from a solicitor who specialises in home-
building matters to review and help make your contract
clear before you sign on the dotted line. They will also offer
advice on any areas that require changes. Remember rights
such as implied warranties and other rights under the Home
Building Act 1989 (NSW), Domestic Building Contracts Act
2000 (Qld) and the Domestic Building Contracts Act 1995,
cannot be signed away.
N Have you received a valid certicate of home warranty
insurance from your builder?
N Has the builder conrmed that they have obtained and
reviewed the foundation data?

N Does the contract require the release of progress payments
at various stages of construction and, if so, are the terms
satisfactory to you and your nance provider?
N Do you intend to provide any materials for your home,
such as a spa, kitchen equipment or light ttings and, if so,
have you checked whether the builders insurance covers
the loss or theft of these materials from the site or damage
after installation?
N Have you checked the dates or time periods that the xed-
contract time is scheduled to start and nish? Establish
what your rights and the builders rights are if the builder
runs over the original contract construction time.
N Have you lled in the liquidated damages clause? Is the
amount sufcient to cover your losses if the home is not
nished on time? Take into account the cost of rent, storage
and other out-of-pocket expenses.
N Ensure the contract documents are fully complete. There
should be no blank spaces and the contract should include
everything that has been discussed.
N Has your builder given you the required supporting
documents and checklists? If you are building a new home
in NSW, check that you have received a copy of NSW Fair
Tradings Consumer Building Guide and contract checklist.
Queensland-based builders are required by law to provide
their clients with a copy of the BSA-approved Contract
Information Statement and contract checklist, while Victorian
residents must complete the Consumer Affairs Victoria-
approved contract checklist. Do not sign the contract unless
you answer yes to all of the questions in the checklist.
N For more information on contracts, read our Contract
Checklist on page 120.
ONCE CONSTRUCTION STARTS
N Have you been given the name and phone number of your
contact person in the builders ofce?
N Have you organised to conrm all important agreements or
comments in writing throughout the entire building period?
N Ensure you have received a claim from the builder for a
progress payment do not make payments in advance!
Carefully check that the work is properly completed up
to the appropriate stage or secure the services of an
independent building consultant to do this for you.
N Purchase a diary to record all the day-to-day happenings,
including discussions with your builder.
N Has your builder advised you if the home has reached
practical completion? Check every aspect to ensure you are
satised and the home is habitable. You can then hand over
the nal payment. Remember that you have made a nancial
commitment to your builder to pay in accordance with the
conditions of the contract before obtaining your house keys.
MOVING IN
N Arrange connection of the telephone (you can organise
for cabling to be carried out during construction), gas
and electricity.
N Advise the water board, local council and post ofce you
have moved.
N Notify the electoral ofce, bank, your employer, Medicare,
insurance companies, schools and professional associations.
N Make a note of any minor defects and arrange to provide a
list to the builder.
Remember, the builder has a legal responsibility
to ensure the work is carried out in a proper
and professional manner. If necessary, there are
government departments and bodies in each state that
help consumers and builders resolve building disputes
and also offer advice on how to prevent building
disputes from arising. However, you should try to
resolve any problems or disputes with your builder in
the rst instance.

A building contract is an important legal document that
forms an agreement between a builder and consumer about
domestic building work. As each state and territory in Australia
has its own building authority, building contract laws vary from
state to state.
In NSW, Queensland and Victoria, legal requirements for
these contracts are set out in the Home Building Act 1989,
the Domestic Building Contracts Act 2000 and the Domestic
Building Contracts Act 1995 respectively. Regardless of where
youre building your new home, a contract is required if the
total cost of work exceeds a certain amount. In NSW, builders
must supply their clients with a written contract if a job costs
more than $1000 (including labour and materials). This amount
is set at $3300 in Queensland and $5000 in Victoria.
By law, contracts must contain a checklist of the following
items. A caution about signing the contract must be included
if yes cannot be answered to all items on the checklist. You
should also consider seeking legal advice from a solicitor who
specialises in home building matters before you sign on the
dotted line.
N Does the builder hold a current builders licence or
registration certicate? If so, does it cover the type of work

outlined in the contract? You should only deal with a builder
or tradesperson who is licensed by the NSW Ofce of Fair
Trading, Queensland Building Services Authority or Victorias
Building Commission.
N Do the name and number on the builders licence or
registration certicate match those on the contract?
Building contracts must also contain your name and
address, the signatures of both parties and the date the
contract was signed.
N Are you aware of who is to obtain any council and other
approvals of the work? Make sure you understand who is
required to obtain these approvals.
N Has the builder obtained the necessary foundation data,
such as a soil report and contour surveys?
N Does your preliminary agreement cover anything other than a
soil report? Preliminary agreements are often used to get your
agreement to a soil report, but some builders include costs for
drawing up plans and specications. Its important to obtain
advice from a building lawyer before signing such a contract.
N Is all work to be undertaken covered in the contract,
drawings or specications? Contracts must detail the full
terms of the agreement between you and your contractor
and contain a sufcient description of the work to be carried
out. All plans and specications (including xtures, ttings
and nishes) should be attached to the contract.
N The contract price should be prominently displayed. The
contract must contain a clear warning if the contract price is
unknown or if it is subject to change. An explanation of how
the contract price may be varied should also be included.
N Ensure the deposit is within the legal limit. Your deposit
should be no more than 10 per cent for work costing
$20,000 or less and ve per cent for work costing more
than $20,000.
N Does the contract require the release of progress payments
and, if so, is the payment schedule clearly outlined in the
contract? In Queensland and Victoria, you must pay a specic
amount for each completed stage of building. If your builder
has requested different payments, ensure you get legal advice
before you decide and that the alternative method complies
with requirements.
N Do you understand the procedure for variations? All
variations must be in writing and should include the
signature of both parties to the contract.
N Does the contract state when work on the home is to
start and nish or the number of days required to nish? If
there is no dened start date, the contract must state that
the builder will do everything feasible to start work on the
home as early as possible. The contract must also outline
allowances made by the builder if any delays occur.
N The contract must contain a note about the insurance
required under NSWs Home Building Act 1989, the
Queensland Building Services Authority Act 1991 or the
Building Act 1993 in Victoria, as well as the implied statutory
warranties in each state. In NSW and Victoria, builders must
provide you with a certicate of insurance before receiving
any money under the contract or before doing any work for
more than $12,000. For Queensland builders, a certicate of
insurance is required for domestic building work valued at
more than $3300.
N Are you aware of the cooling-off provisions related to
the contract? In NSW, Queensland and Victoria, building
contracts are subject to a cooling-off period of ve business
days, starting the date you receive the signed copy of
the document. The contract may be cancelled by the
homeowner during this period by way of written notice.
Different conditions apply in each state regarding cooling-off
periods contact the building authority in your state for
more information.
N Does the contract contain an approved checklist and a separate
section with denitions of words used in the document? In
NSW, you must also receive a copy of the NSW Fair Trading
Consumer Building Guide, while Queensland builders are
required to give consumers a copy of the BSA Consumer
Guide. Consumer Affairs Victoria produces a similar document,
Building and Renovating: A Guide for Consumers, which is
available from its website.
N Dont forget, if a builder or tradesperson wants you to sign a
contract that does not meet all of these requirements, you
should not sign it. The homeowner is always entitled to a
copy of the contract once it has been signed. The client must
be provided with a copy of the contract within ve business
days of it being signed.

A GW Homes knockdown and rebuild allowed these
retirees to downsize without settling for second best
For many people, the traditional family home
can become a problem once children grow up and
move on, especially when that coincides
with retirement.
They begin to wonder why they need unused
bedrooms in houses that are starting to demand
extra attention and repairs as they age, often
surrounded by gardens that require their own
high levels of maintenance.
Thats certainly the situation Barbara and Bill
Foster found themselves in. They had lived in
their ve-bedroom Queenslander in Brisbanes
leafy Toowong for more than 30 years but, in
retirement, and with their three children gone,
they decided that there was more to life than
housekeeping and labour-intensive gardening.
But while they were open to the idea of
downsizing, they both agreed that they didnt
want to compromise their standards of space,
quality or comfort.
The answer was just a couple of blocks away.
A few years before, Barbara had acquired an old
weatherboard home on a narrow block of land
nearby as an investment property. They decided
to look into the possibility of demolishing the
house and building a new home there more
appropriate to their changing needs.
Narrow blocks can be daunting. The rst building
company they approached wasnt enthusiastic and
Barbara and Bill were starting to wonder about
the viability of their idea until they discovered GW

impressed with their layouts and practicality, they
knew they had found their answer.

them a superb three-bedroom home (the main
bedroom with an ensuite) that includes an entry

approvals, organised the demolition and removal
of the old house, and built exactly what Barbara
