A recent video from the Paddington Queensland construction site. The development is well and truly "coming out of the ground". The works continue to run smoothly with excavation and 'in-ground' foundation works completed and the ground floor concrete slab having recently being poured. There is now a full basement underneath. This milestone reduces the risk of latent conditions (those that cannot be identified during site inspection and following reasonable investigation) that can jeopardise the cost and progress of construction. The development is on-time and on-budget and has now successfully completed, what is generally considered, the hardest stage of construction, being the possible unknowns of ‘in-ground’ construction. Paddington 10.25% Construction Units is paying 10.25% p.a. Distributions are paid on a quarterly basis and the loan is due to expire in April 2025. The loan will re-open each month to fund additional construction drawdowns until practical completion is achieved. The Federal Highway Administration (FHWA) recently published the “Uniform Relocation Assistance and Real Property Acquisition for Federal and Federally Assisted Programs” Final Rule in the Federal Register (89 FR 36908). Scheduled to take effect on June 3, 2024, the Final Rule amends the regulations of the original URA, which was enacted in 1970 to establish equitable land acquisition policies for federally funded programs and to protect the rights of people whose property—homes, businesses, farms, etc.—is marked for acquisition.
