Affordable three-bedroom apartments are not getting built in the District because the cost to build them is greater than the funding sources available. I hope there is some positive movement with this coming into effect. Modular construction has the potential to accelerate the home building process significantly, provided there are no penalties imposed due to different zoning regulations and policies. For instance, one of our clients faces the need to go through the Committee of Adjustment process because opting for modular construction would exceed the maximum height allowance by approximately 200mm. Just 200mm! While I am aware that this 200mm difference may impact neighbouring properties in terms of factors like daylight, what if this impact is minimal due to the roof's design or its placement on the site?
