The Securities and Exchange Board of India (SEBI) has introduced regulations for Small and Medium Real Estate Investment Trusts (SM REITs), allowing fractional ownership of rent-yielding real estate assets with a minimum investment of Rs 10 lakh. Companies like EFC (I) Ltd and WiseX are preparing to register under these regulations. EFC (I) Ltd plans to create an investment manager entity through its subsidiary for managing SM REIT assets. The move aims to enhance transparency, attract retail and institutional investors, and increase market liquidity. SM-REIT s will have an asset value between Rs 50 crore and Rs 500 crore and can leverage up to 49% of their assets. Investment managers are mandated to hold a certain percentage of outstanding units based on the leverage status of the SM-REIT.
