📋 The Importance of Contingency Planning 📋 In May, news broke that the Reserve Bank of Australia had found 4-5 times more asbestos than expected in its headquarters during its refurbishment project. As a result, the project is now almost 290% over budget and will be delivered more than four years late. This horror story is a keen reminder of the importance of including an appropriate contingency budget in all projects. A 2023 study of more than 16,000 ultra-large-scale construction projects found that a staggering 91.5% went over budget, over schedule or both. Even with the most careful planning, unexpected obstacles can arise mid-project. That's why the most carefully planned projects include a contingency budget. #construction #constructionplanning #budget

When planning a Material Change of Use (MCU)—such as converting a residential property into a commercial space—it's important to understand the process for modifying development approvals if circumstances change. Under the Planning Act 2016, you may need to seek changes to your approval or request an extension to complete the development before the approval lapses. To ensure smooth processing, you must clearly identify changes, submit a complete application, and provide detailed documentation, including marked plans. If you need more time to complete the project, you can apply for an extension before the approval expires. This is designed to save lives and is a shocking reality of the under investment in UK #assets and #infrastructure. This should be picked up by asset owners or outsourced inspections companies so remedial actions can be planed. Bridges, buildings and infrastructure all need maintenance and must be safe to use to protect the public. It is your legal responsibility too…… If you are responsible for Assests and need a hand to inspect and assess this side of Christmas, then text “engineer” in the comments and we’ll arrange an engineer to get in contact. #civilengineer. #structualassesments. #buildingassesments

Good asset management starts with knowing what assets you have, where they are, and understanding their current condition. National Highways has recently issued this safety notice with some excellent lessons learned—and here’s why that’s great news! They’ve shown the benefits of thorough asset knowledge, regular inspections, and the use of non-destructive testing to properly assess areas of a structure that can’t be visually inspected. The process is working! 👏 Structural assessments, whether for changes in loading or asset deterioration, are crucial for quantifying safety risks, understanding ongoing deterioration, and estimating residual life. All of this work plays a key role in determining future funding needs. Most importantly, good inspection and testing guide where low-cost maintenance can significantly extend asset life, delaying the need for costly replacements. 👉 If you have lighting or other mast-type minor structures that haven’t been inspected recently, get in touch! 📧 [email protected] #Columns #Highmasts #NonDestructiveTesting #ATOMS
