Design output is one of the main reasons for losing money on contracting. Same names/same faces and the same ways of working, near enough every owner we work with pulls there hair out about design. Lack of talent kills the local markets, A strong Design manager or Job captain (NA) tends to have options and then complacency kicks in, if reversed and you drive output and performance your stock rises quickly. How many of us we're told how important it is to be early and prepared for things growing up? Whether it was for an event, interview, appointment or even getting ready for school in the morning, it was always drummed into me and my brother. But when it comes to Temporary Works, we unfortunately still don't see the levels of early engagement and collaboration needed to really take projects to the next level. Some of the best projects I have seen over the years have been the ones where the Temporary Works partner was engaged and involved from the very beginning at pretender stage, but why is that? 🔵Preparation time - this is key as it allows you chance to understand the design, how it works with the permanent works and produce the most effective design, from an engineering and commerical viewpoint 🔵It's respectful of peoples time - if you want the best engineered design, give them the time to develop it for you. (Plus give the operational teams a chance too!) 🔵Mistakes and clashes - how many times have you been in a situation that could have been avoided if you had taken the time to plan? This could be avoiding a clash or requiring a last minute change to the design. 🔵 It's all about that first impression - showing you are covering all bases when you are tendering for a job and ensure you are putting your best foot forward and giving your customer the best preengineered design at the best commerical rate. It's not the first time this has happened... 😲 In fact, it's pretty common. No matter how clever the technology. Or how qualified the engineers. Sometimes, experience wins. Here's what happened this week: We won a contract 🎉 that only weeks ago we were told we had lost. It was believed that the project concerned could be achieved more cost effectively by an in-house team. Sounds reasonable. Except sometimes even a big in-house team doesn't have the depth or breadth of experience required to: - spot the pitfalls - see the workarounds - think outside the box (and the industry) - accurately predict how long a project will take - understand the complexity of every step between design & manufacture - specify best materials for the job - convert ideas to workable solutions quickly - adapt easily when things change - work with pinpoint precision - convert 2D design to feasible manufactured product - complete project on time. Plus, sometimes the in-house team, however talented, doesn't have the luxury of long experience to see it like it is or tell it like it is out of the gate. Convert Design does. 24 years and counting. Which is why we sometimes wonder if we shouldn't offer a new service: Project Rescue. 😉

Building projects are good practice for any design engineer. They build the intuition needed to identify the crucial details that must be solved before proceeding. In a FOAK project, you will get nowhere if you try to work out every detail beforehand, but missing a crucial one may turn out costly. In a log building with a truss roof, lining of the top part determines the beam length of the truss. Get it wrong and you'll curse yourself when working the sheet metal in the corners. Every engineer should have a house or two in their CV.

Our team thrives on challenging track design. A recent project at Southampton Platform 4, led by Rob Brotherton, was a prime example. In Rob’s words: “This one was tricky. The interface with the platform added complexity, and we didn’t have access to tamp the S&C at both ends of the job. “The effort paid off, leading to an improved platform-train-interface - reducing the likelihood of foul clearances by increasing the gap in some areas, and reducing the risk of passenger slips, trips and falls by closing the gap in other areas. To make the alignment tie-ins work, we relied on a niche geometry solution (staggered cant and alignment transitions). It improved the platform-train interface, but it wasn’t easy - it took close collaboration with the gauging engineers and some persuasive discussions with the construction team to implement the design fully on site.” Was it worth the extra effort? What is the difference between Value Engineering and Cost Cutting? First we need to start with defining what Value Engineering(VE) is: VE is the process of providing an alternate product or system that maintains the same performance as that which is originally specified, but for a lower cost. VE is also the process of providing a product or process that performs better than the original specified, but at the same cost. VE is most efficient the earlier it is engaged in the design process, which means to obtain optimal success, the General Contractor needs to be engaged in the design process early. So, the closer to conceptual design or design development, the greater the success for larger cost savings. If one waits until design is in final Construction Document (CD's) stage, the lower the effectiveness to provide savings without dramatic changes in the design. Cost cutting is when the design is completed, and the subcontractor pricing is all in, and now the desire is to lower the project price. Cost cutting is what I refer to as the surgical removal of products, scope, or even square footage of building in order to meet a revised project budget. Cost cutting is going to affect the aesthetics and function of the building the most because it will largely involve the removal or quality reduction of finishes. Moral of the story: Owners and designers, hire your general contractors as early as possible with a Preconstruction contract so you can get them on the team early and involved in providing real time cost information during design.
