Last week I attended a holiday party hosted by one of our trusted investment partners. The room was filled with incredible people representing a wide range of real estate strategies: -> Affordable housing -> Wedding and event venues -> Industrial outdoor storage -> Manufactured housing -> Campground / RV properties -> Traditional multifamily investments And as I looked around the room, it got me thinking... These are the people I'm playing "the game" with. And THIS is "the game" I've chosen to play. It was kind of a surreal moment. Thinking about how less than a decade ago, Cody and I were just planting the seeds for what we've now created. Had we chosen a different business, this room would be looking VERY different. And it also introduced a moment for reflection... -> Is this the game I want to be playing?  -> Are these people I trust?  -> Is this a game I can win?  -> What does "winning" even look like?  -> Are my competitors ones I have fun competing against?  -> THIS is how I'm choosing to spend my time. The answer, thankfully, was a resounding "yes" where it matters most. I am proud of what we're building, and of what we've built I am proud of who we've built this with, and of who continues to stand beside us in support I am proud of my competitors, and I enjoy playing against them I believe this is a game we can win—on our terms. As the year winds down, it feels like the perfect time to take stock of where we’ve been, where we are, and where we’re going. And maybe most importantly, to look around the room and ask: IS THIS EVEN WHERE I WANT TO BE?

We are almost done the finishing touches of our Sixth Annual Family Office Summit, held in Toronto at the lovely Toronto Region Board of Trade on Queen's Quay. We start on April 9th with an SFO exclusive sessions - no sponsors, consultants, MFOs...just SFO - for Relatives and Professionals (in separate rooms). It’s been a while since I’ve attended a real estate meetup. This one from last night in Worcester, I thought was very informative and with a decent crowd. Here’s what I’ve learned about meet-ups in general: - They’re a great way to meet like-minded people that share your ideas - While some may disagree, real estate meet-ups are not be best way to find deals. - Instead, you build relationships and draw ideas and inspiration from others. - Speakers often provide a deep dive into current and emerging real estate trends. This is what’s key in these events. One of my big take-aways from this morning's The Right Place, Inc. Investor Exchange event: we need to always remember that development dollars are mobile. Real estate investors (aka potential backers of local development projects) have the whole country (as well as international opportunities) at their disposal. The funding necessary to make a much-needed housing project viable in Greater Grand Rapids could just as easily be deployed in Florida, Texas or North Carolina if the financial returns are more attractive there. Just because a project "can pencil" here, doesn't mean it can move forward without help to attract this crucial funding. Especially now with traditional financing as expensive as it is. It was certainly a beautiful morning for about 200 of our closest West Michigan friends at Frederik Meijer Gardens & Sculpture Park. With a focus on regional development opportunities and trends, we heard from Randy Thelen why and how PLACE MATTERS 😁 in our communities, the many place-focused initiatives we're leading as an organization along with many collaborators, and highlighted our above-target progress on our strategic metrics. Brad Thomas of Progressive AE - our event sponsor - further emphasized place as an essential component of prosperity across our many sectors of West Michigan, and made an exciting announcement about his firm's branding and presence! The highlight of the morning was a candid, deep-dive panel discussion with Ben Smith of Heritage Development, Rachel Michaud of The Gillespie Group and Ryan Talbot of Talbot Development about the opportunities and challenges in the real estate development ecosystem in our area. While there's a lot of reason for optimism and tons of positive momentum, there are still headwinds out there to be sure. Huge thanks for their insights this morning, and investments in our region! Kudos to my big boss-man Tim Mroz for his expert moderation and setting the stage for discussion! Had an amazing time learning and connecting with fellow property professionals at the Net Gains Summit on Saturday! It was so much fun! Although I've been in property for many years, there's always something new to learn from others. Meeting like-minded professionals helps you grow, no matter where you are in your property journey. Saturday was one of the most enjoyable days I've had, surrounded by great friends, both old and new, at the Summit organized by Emily Smith , Mark Winship, and Ryan Smith. The event featured incredible speakers from diverse backgrounds, each offering valuable insights that kept us engaged and focused all day. If you haven't checked out the Net Gains Club yet, I highly recommend it! They host networking events across the country, and it's definitely worth reaching out to the hosts to see how these events could benefit your property journey. My advice: approach networking with an open mind, focus on building new connections, and just enjoy the experience. Remember, every big step starts with a small action!
