“Speculative” investors are necessary for new condos to get built. Very few owner-occupiers are going to wait 5 years for their unit to be ready. And let’s not be naive, you need a lot of equity in your investment property for it to be cash flow positive. Most investors in Ontario are buying for price appreciation. Let’s not punish them for it and get housing built. If investors don’t make money in a condo project, not only do they lose but the developer does too…good luck trying to sell your next project.
