Over the past three months, dwelling values and rents in Regional Australia have continued to accelerate, reaching new record highs. According to the CoreLogic Regional Market Update, out of the country's 50 largest non-capital city Significant Urban Areas (SUAs), 19 markets are at a record high. Queensland's regional markets hit the top 10 with four spots, while New South Wales, South Australia, and Tasmania each had one market in the top 10. Western Australia's regional hotspots are concentrated along the coastline. Over the past three months, Geraldton experienced the largest gains with an increase of 8.8%, followed by Busselton at 7.7% and Bunbury at 6.4%. Bunbury also saw the most significant growth over the past year, rising by 20.7%. Based on these statistics, my personal opinion is that the Western Australian coastline presents a promising opportunity for significant returns on investment, which may be overlooked by the average investor. Western Australia is one of the top three investment destinations, according to the most recent Australian Property Investor Magazine property sentiment report. Up from 12% a year ago, WA is now seen as having strong investment prospects by 25% of respondents. The state is second to Queensland’s 32%. New South Wales rounds out the top three with 20%, down from 27% at the same time last year. According to the report, investors are drawn to WA because of its strong population growth, relative affordability and positive rental market. The opportunity for high rental returns and the potential for capital appreciation are appealing.
