What are the best real estate strategies today? It is not totally black and white, but this is what I am doing today (which could change in a few months). Note: I mainly focus on residential real estate but LP in some commercial deals. Buying non-performing notes: Top of my list in 2011-2022. Not on the top of my priority list now since so few good notes available at the pricing that works for me. Now commercial loans are starting to look interesting (see image from Trepp about the mounting maturities of 3 trillion in the next 4-5 years). However, I am a much smaller fish 🐠. Buying sub-performing/re-performing notes/performing notes: I am buying notes in all these categories. I love the cash flow and possible kicker if payoff. Buying houses subject to: Yes... exit with owner finance or lease. Buying houses with lease option: Yes...exit with lease option or assign. Buying houses with owner finance: Yes...exit with owner finance or lease. Private lending: Yes...mainly short term loans. Real estate syndication LP investments: Fewer than in prior years. Most deals still don't pencil and have negative leverage. There are exceptions. #creativerealestate #mortgagenotes #privatelending
