It’s officially been one month since the doors to my brick-and-mortar store Grapevine Galleria closed. What an adventure that was! I’ve been feeling a little lost the last month without the store. Yet, I’m slowly getting the online shopping going! 🙀 My motivations on Monday have shifted since closing the brick-and-mortar. Today, what motivated me to get going was mailing orders from weekend online sales. The sales motivate me to keep adding inventory to my “closet.” https://lnkd.in/gKxAGyac 🗣 I’m available for hire to speak about being a brick-and-mortar store owner that not only navigated the mandatory shut-down during the pandemic but fought cancer for three years—and now, I’m navigating a changing economy. I also have the experience under my belt of making the hard decision to shutter a business in a rural community (I believe small businesses are the lifeblood to rural commerce and keeping dollars earned local). When the building I rented was purchased by new owners, I did not find the terms of the new lease to be realistically conducive to the longevity of the business and downtown gentrification efforts. It is always sad to see a respected business in our industry collapse, and we wish the Homebase team well in finding new opportunities. Andy Newman was asked for his thoughts earlier this week by a leading garden trade publication: Andy Newman, Director at mdj2 associates commented "It’s really sad to see the demise of Homebase, I worked on projects there in the past and met some great people. People will inevitably ask what went wrong, but in truth I feel Damian McGloughlin and the team did a good job of steering the business through Covid and building it back up following the well-documented Bunnings era. The harsh reality is Homebase became ’stuck in the middle’ with consumers having too many retailers to choose from. 10 years ago DIY Sheds were a very distinct format in their own right, but over the years many other retailers have successfully blurred the lines and nibbled away at Homebase’s core markets - just look at the growth figures for Dunelm, The Range, B&M, Home Bargains etc etc … If you then factor in the strong growth of Screwfix and Toolstation, plus the continued pressure from online competitors, it all starts to make sense. #retail Homebase #stores #gardenretail HortWeek

Everyone chasing #retail wants #groceryanchored centers. This ShopRite closed in 2021, when most grocers were setting Sales PSF records through the pandemic. After being struck by the site of this unicorn on many a drive-by, I stopped to take a look this morning. Despite the "retail apocalypse" headlines, we all still love #brickandmortar. And with little-to-no new supply in 5 years, the sector has been resilient! But many lenders will still only touch Retail if there's a grocery anchor. Let's talk about this! On its face, this is a well-located center on a major thoroughfare in a stable working-class suburb of Long Island. It is surrounded by Residential, is at a signalized intersection, and 9 out of the 10 units on the property are FULL. Unfortunately, the one that isn't is the anchor. ShopRite closed this location in 2021 citing poor sales. The "mom and pops" remain. Seeking Vacant Family Dollar Stores in PA!!! We have numerous clients that are looking for these soon to be empty stores! Landlords listen up—— News of Dollar Tree/ Family Dollar closing 600 stores has been a big topic in the media the last few weeks. While no store closure is positive news, it’s not quite the doom and gloom some paint it to be. It’s a very large company (20K+ stores) repositioning and cutting fat to gear itself for the future. It’s simply a fact of life as with any retailer…. here it’s just proportionally higher for them due to their massive store count. The positive news is that with one retailer closing, it offers great opportunity for others to step into their space especially in areas of tough barrier to entry. Unlike the recent challenges many of the Rite Aid store owners have faced with replacement rents being dramatically lower than what was being paid, the dollar concept stores often are at or below market rents. This transaction checked some cool boxes... 1. Great buyer and seller profile that worked together from first offer to closing to get this deal done. Not one adverserial moment, which is rare in commercial investment sales transactions, especially in this environment. 2. Virginia based food and beverage concept that is EXPANDING into D.C. (this will be their second location in the District with a desire to open more). We haven't seen that much over the last few years given the perception/reality that D.C. is a challending environment for F&B operators... 3. The property is located in a very under the radar submarket (Langdon/Woodridge). The neighborhood has a great feel to it, and there is a massive development pipeline in a tight radius, so I expect the neighborhood will continue to change for the better in the short and long-term. 4. Very unique property, as it a commercial building that was connected to a single-family home. Catch up on the Shophouse market with our latest report. For 2023, an estimated 133 shophouses worth $1.2 billion changed hands and the most popular districts with buyers were 8, 14, 1, 12 and 15. Buying interest shifted to District 8 as the quantum is more affordable. Strategic investors remained focused on 999-year leasehold and freehold shophouses for wealth preservation. Total number of rental contracts for shophouses in 2023 were 2.0% higher than a year ago. The median rents of shophouses were estimated to have increased by 8.7% last year due to higher demand from businesses. Shophouses in city fringe locations are forecasted to see more interest among investors in 2024. With a rosier economic outlook and higher tourist arrivals expected, there may be higher leasing demand for shophouses in 2024.
