3XN GXN has revealed its design for Mahler 1, a 15-storey mixed-use office building. The structure, developed in collaboration with Victory Group, Icon Real Estate, and Erik Dhont Landscape Architects, features a hybrid-timber construction system that creates a stepped volume, breaking down the building’s mass. At the street level, the development offers a wide variety of public amenities, striving to become an active hub for both residents and office workers. The project is expected to begin construction in the first half of 2025 and conclude in late 2027. The design of the building is focused on creating a human-scale intervention based on biophilic and sustainable design principles. The 25,000m², 59-meter-high tower is divided into two main sections: a permeable podium offering public amenities, and the upper levels with scalloped-edge office floors. e upper portion, constructed with timber, consists of clustered vertical volumes. Vertical louvers attached to the windows, clad in photovoltaic panels, contribute to the vertical lines of the design, while the ground floor features a transparent façade to allow interactions between interior and exterior spaces. https://lnkd.in/g6i7UkEF

Case Study: Modular wall installation for approximately 100 Private Offices. The drywall/ceiling contractor mistakenly installed the header for the office fronts over 2 inches too close to the rear wall of the offices. To redo the soffit and ceiling would have cost a fortune, and caused the contractor, who was small in size, a fortune. The deadline for the move in would have been impacted as well, causing a major disruption for the end user. The fronts were glass and the dividing walls were solid 57" and 24" partitions with a spring loaded channel that sprung against the rear sheetrock wall once installed, giving the dividing wall around a 1 1/4" play. The wrong header made the opening too tight. Solution: remove the spring loaded filler, and screw a piece of ceiling track against the sheet rock wall. This allowed the rear, 24" panel, to be inserted into the channel rather than the spring loaded filler be used to close the gap. Problem solved. This saved the drywall/ceiling contractor not only a fortune, but major embarrassment . The end user, and even the architect never knew. Subs working together, and not against each other, is the key to every successful project.
