Every time you bad mouth someone when you’re around me I automatically assume you do the same to me. So I keep you at a distance. That’s just the way that works. Can’t believe this needs to be said but it still happens every week.
What if it were a super duper, big time prospect trashing your competitor and about to give you a seven figure commission listing? Your answer: Well, there are exceptions.
I had this happen this week with a frustrated client because she was only willing to hear what she wanted to hear and not what was required of her - which was to be patient, be quiet, and wait while I sorted things out as a deal was starting to go sideways. I found an error in the appraisal which is why the lender was struggling with debt service. They owned the mistake, corrected the appraisal, and revised the loan amount to the original terms. She began to bad mouth about me to the lender that I didn't know what I was doing, etc., and they immediately shut her down. "No. You're wrong. He has been on top of it. We were the ones who made the error and he's saving your bacon." They even called me directly to share this, reassuring me that I’m on the right track, handling things the way they should be, and that my relationships are as strong as I thought.
Gossip is good for nobody
I believe it was TI that said: (paraphrasing) “when someone tells me people are talking about me behind my back, I ask them why they felt comfortable telling you.”
What if you ask the person you're speaking with about some other person and they give you a candid response that is not flattering to the other person?
when we meet these individuals, I always say " I hope you don't talk about me like that."
Learned this the hard way, not the best way but highly effective.
