𝟔𝟖% 𝐫𝐞𝐝𝐮𝐜𝐭𝐢𝐨𝐧 𝐢𝐧 𝐦𝐚𝐢𝐧𝐭𝐞𝐧𝐚𝐧𝐜𝐞 𝐜𝐨𝐬𝐭𝐬 in the last 10 months.✂️💵 Here's how: This is an actual graph of realized monthly maintenance expenses over a 14-month period for a client property.📉 Now a part of this decrease is due to the nature of the business plan. There was a ton of deferred maintenance and a lot of turnover in the beginning of the stabilization process. But there were several actions taken by the asset management team that saw results. To name a few: 𝗦𝗵𝗼𝘄 𝘂𝗽 𝗰𝗼𝗻𝘀𝗶𝘀𝘁𝗲𝗻𝘁𝗹𝘆 This period of operation required the asset management team to be present at the property biweekly or sometimes even weekly. Each visit provided insight to how repairs were being made and where savings were possible. Hands-on asset management makes a huge difference!📍💪🏾 𝗕𝗿𝗶𝗻𝗴 𝗶𝗻 𝗲𝘅𝘁𝗿𝗮 𝗵𝗲𝗹𝗽 𝘄𝗵𝗲𝗻 𝗻𝗲𝗲𝗱𝗲𝗱 With the amount of deferred maintenance, the regular onsite maintenance couldn't handle the workload between unit turns and work orders. Bringing in some temp work helped address issues in a timely manner so $50 repairs don't turn into $1000 repairs.👨🏾🔧🛠️ 𝗧𝗿𝘂𝘀𝘁 𝗯𝘂𝘁 𝘃𝗲𝗿𝗶𝗳𝘆 We didn't just review financial reports from property management. We asked for invoices and reviewed expenses thoroughly. Your manager will be more intentional about how they spend your money when they know their purchases will be scrutinized.📊🕵🏽 The maintenance cost for this property was the best example but we were able to achieve similar results in other categories simultaneously.
