Second stop - New Statesman Regional Development Conference 2024. This morning I got the chance to hear from Danny Thorpe and Gavin White, on the UK’s housing sector and how it can serve communities and meet their needs. Some key insights - Recent Challenges: Not building enough. Demand high, supply still low. Planning reform: NPPF is key. More needing to be built on Brownfield sites - having a positive effect on viability. More planning officers and partners. Happy to have targets back, both national and local. Industry and policy: Work still to be done. Pilot schemes may become useful. Place based approach being the way forward. Will it be enough? Immense sense of hope. Breaking News! NPPF updated by the new Labour Government and its making waves Whilst this topic isn’t auction specific it will have an effect on how people value certain assets, but the subject needs to be addressed in the wider context of the UK housing market. Not even 100 days in ‘power’ and the Labour government have made updates and changes to the NPPF (the National Planning Policy Framework) which is in pre-consultation. This has been updated umpteen times in recent years, most recently in December of last year. I get it… you look at us and you say ‘you are the auction guys! Stay in your lane 😅’. Well not to shock you all, but we love a bit of planning (ok, ok Permitted Development and Prior Approval), but you are right. Who are we to talk on this subject. With that said we asked our good friend David Kemp of DRK planning - he has been a planning consultant for a little over 30 years and he really knows his stuff. Not to ruin the plot of the video, but David makes an excellent set of observations about how these changes are going to affect land, land values, urban sprawl, local communities and developers. You really need to hear it! Is there a right and a wrong when developing in the green belt/ brownfield/ grey belt? My gut says, that is too simplistic, perhaps we should frame it as what works and what doesn’t. In reality there is a housing shortage, there is a housing delivery quota and more importantly… people need somewhere to live. Where do you feel the system is most broken? Do you have an actionable solution to offer to resolve said break? What would you do given the position, the opportunity and the power? 📣 Calling public, private, and third-sector landowners and land-owning organisations: community land trusts, developers, housing associations, and estate managers. The London School of Economics (LSE) is hosting a roundtable event on 5 September 2024, gathering landowners from the public, private, and third sectors to discuss how to get the most “value” from land and how to facilitate landowners’ participation in value creation 🏗 🌾 . Land is a precious but finite resource. The affordable housing crisis, coupled with the climate and health crises, has brought the land back into the spotlight as a central determining factor in planning decisions. Moreover, the incoming Labour government’s planning agenda raises questions about how we get the best “value” from land.
