Malaysians to grow the property market as one. Addressing rental issues is key: tenants must understand their responsibility in maintaining the property. Most property owners are from the Chinese community, followed by the Malay community, with the Indian community as a minority. While not everyone is to blame, a few irresponsible actions can tarnish the entire community's reputation. Let's be proud of our heritage and community. To avoid future rental issues, all tenants must be timely with rental payments, maintain the property well, and be aware of tenancy agreements. #ThaiPropertyNews Myanmar property buyers spent 2.25 billion baht on Thai properties in 2023, making them top foreign spenders. They prefer high-end properties in Bangkok, Phuket, and Chiang Mai. In Bangkok, luxury condos priced 10-20 million baht are popular, while mid-level spenders opt for condos priced 5-10 million baht along Bangkok Mass Transit System routes (Phayathai). Due to this buying trend, Thai property developers like Sansiri are intensifying marketing efforts to maximize their presence in the market. OK, so we are going to have a massive entertainment complex. Frankly, I don’t think that people come to Thailand for that. Thailand has always been a rather unique cultural experience, with friendly people, good food, and a relaxed atmosphere. But a casino, whilst no doubt very lucrative for the people and companies associated with it, will not fix Thailand’s economic malaise. Thailand is in urgent need of quality comprehensive development plans for: a) power infrastructure and the national grid, to reduce power costs and facilitate more green energy production; b) a comprehensive industrial policy to promote the automotive sector; c) a forward looking industrial and educational policy to promote the semiconductor industry and wafer fab investment; d) a total reappraisal of current agricultural policy, especially as to the plight of farmers and the promotion of Thai food in overseas markets (look at what a great job Korea has done in this area); and, of most critical importance, is e) an improvement and expansion of Thailand public education, from pre-school through college and trade school. Thailand’s policies in these areas seem stuck in the distant past, and as a result its competitive position has significantly eroded over the last decade and more. I sincerely hope that the new Government will address these issues in a forthright manner, for the betterment of the country. https://lnkd.in/gUBBEV6G

The Philippines is located in the western Pacific Ocean and is one of the largest island states in the world in terms of area. The country consists of over 7,000 islands, many of which are uninhabited. The capital is Manila, a bustling metropolis, while Quezon City is the most populous city. The Philippines are geographically divided into three main regions: Luzon in the north, Visayas in the central part and Mindanao in the south. Each of these regions has its own landscape and culture. Luzon is home to the metropolitan region of Manila, the political and economic centre of the country. The Visayas are home to some of the most beautiful beaches and diving spots in the world, while Mindanao is rich in natural resources and cultural diversity. With a population of over 100 million people, the Philippines is a melting pot of different cultures and traditions, shaped by the influences of Spanish and American colonisation. Catholicism is the predominant religion, which is reflected in everyday life and in the numerous festivals and public holidays. The road network in the Philippines is extensive, but often congested, especially in the urban centres. The volume of traffic in cities such as Manila is one of the country's biggest challenges. The government is constantly working to improve the infrastructure by building new roads, motorways and public transport systems and, of course, using innovative vehicle identification systems. The Philippines offers a unique blend of modern urbanity and unspoilt nature. The country is known for its diversity, friendly people and rich history, making it an attractive place for tourists and business people alike.
