Dare I say it? You will Own Nothing and Be Happy! Where did we first hear this said? Oh, wait! I know, WEF founder Klaus Schwab, the same folks who want us to eat bugs, own no cars, live in 15 minute cities, eat fake meat and have a social credit score that is tied to our digital ID and Currency which will be programmable so that we will only eat or consume what we are allowed to. Nailed it Ron. The inter-provincial migration to Alberta is pulling educated, young professionals to Alberta for lifestyle & opportunity. A big part of lifestyle is the real liklihood of owning a home with a yard & space vs. Small condos inner city. It’s a huge Alberta advantage. Yet here we are facing blanket rezoning policy for densification and pushing rentals. All for densification along major transportation corridors and transit hubs etc. Rental product is a much needed component of the housing mix as an option, but the young person mindset of most people moving here isn’t renting!
I just asked my kids if they prefer renting for the rest of their lives and they said NO! My youngest two are in their early 20's and both own a home. So much BS, parents need to lead the younger generation and share the from the experience they have to help the younger (stronger from youth) generation set them selves up to own. As you said Ron, no land lord, change the place and then own it, yep, that is exactly what my kids want, FYI 😁
Spot on as usual. Lot's of "moving parts" here. The young are SMART. If I'm never going to be able to afford a home, have a family. "Why bother" Why grind it out at a !@#$ job I hate? We are seeing this play out in real time.

7moIt's true, we're only seeing government funding for purpose-built rental from senior levels of government. Why isn't low-cost construction financing through CMHC for example also available to non-profits who build affordable homes to buy? Why not waive GST as well? There are just so much benefits to homeownership (better financial, security, health, and education outcomes) it's hard to understand why it's not also encouraged to be built.
