Smithfield Street, Pittsburgh's once-premier shopping corridor is plagued with vacancies and decline. But it’s poised for a rebirth. In October, Pennsylvania Gov. Josh Shapiro announced a 10-year effort for more than $600 million in Downtown revitalization. Smithfield wasn’t a principal target in the announcement because the street is already in line for public support targeting the infrastructure work, said Aaron Sukenik, vice president of district development for the nonprofit Pittsburgh Downtown Partnership. Smithfield “needs a much more concerted effort to be successful,” said Herky Pollock, a longtime Downtown real-estate broker and president and CEO of Legacy Realty Partners. Five soundbites from the Minnesota Shopping Center Association (MSCA) panelists this morning: 1.) Jr. Box Retailers are just beginning to stretch for rents supportive of new construction ($25psf+). That trend hasn't hit secondary and tertiary markets like MN yet, but, given constrained supply and pressure from Wall Street for continued growth... it’s likely to trickle in. 2.) Average rents needed to make a new multitenant small shop building “go”: $55.00psf+. 3.) New construction endcap and drive-thru tenants are abundant. The tenant pool gets significantly shallower for inline bays. 4.) Municipalities are playing a more active role in development. Whether it be in the form of TIF incentives, reducing the retail 'requirements' for new multifamily, or attempting to spot-zone specific projects to achieve (or block, if it is an approved use in the zoning code) certain tenant categories. 5.) Neighborhood tenants can’t afford the cost of new construction rents ($55.00+). Population growth over the past ten years in Flagler & St. Johns Counties in Florida has been STAGGERING! Between 2012-2022 St. Johns grew by nearly 47% and Flagler grew by nearly 29% and this growth pattern is expected to continue. Downtown businesses in Shreveport faced challenges when I-20 was constructed, impacting Crosstown residents and retail sales. Crosstown residents had limited shopping access, only allowed on Saturdays to shop indoors. With residents cleared away for highway construction, retail sales on Saturdays ceased, leading to the development of shopping centers elsewhere. The removal of I-20 dirt and the highway itself hindered downtown accessibility, affecting local shopping. Other cities like Philadelphia and Dallas are removing inner-city interstates to enhance local business environments. Following their lead, Shreveport could trench I-20 passing downtown to revitalize the retail sector. Avoiding the construction of another highway around downtown is crucial to prevent further separation of residents from the city center. Mayor Arceneaux's property tax strategy aims to reduce real estate prices, seeking financial gain. Emulating Dallas and prioritizing local business, removing the downtown interstate could boost Shreveport's economic landscape. #AllendaleStrong

As I prepared for our morning Huddle and the need for a morale booster, I decided to compare my very first weekly report with my most recent one. I am truly amazed at the progress we have made in just 4 months through teamwork and dedication. Farrington is known to be one of the most challenging properties in Atlanta. However, instead of being intimidated, we were motivated to excel and improve. Our achievements include: - Increasing our pre-lease numbers by 4%, now at an impressive 98%. - Improving our 30-Day trend by almost 5%, now over 95%. - Enhancing our 60-Day trend by nearly 6%, now over 95%. - Increasing our renewal turn by 11%. - Improving our make-ready turn by 15%. - Increasing our Tour to App ratio by 25%. - Most notably, decreasing delinquency by a remarkable 44%. These accomplishments, in light of the challenges we faced at Farrington, are truly remarkable. If teamwork were a property, it would be Farrington Midtown!
