Citu and Urban Splash residential fund (usrf) announce £200m partnership across Citu’s low carbon development portfolio The Urban Splash Residential Fund (USRF), and its Investment Adviser SURE Capital Partners, have entered into a significant new partnership with sustainable developer Citu, signing a Memorandum of Understanding (MoU) worth £200m. The arrangement gives USRF priority access to Citu's pioneering properties and single family homes across Yorkshire for the next five years, marking a major step forward in the Fund’s expansion. The strategic partnership – USRF’s second, following a similar agreement with Urban Splash – covers 600 homes with opportunity to grow, and includes an initial purchase of 52 Citu homes within the Climate Innovation District in Leeds and Kelham Central, Sheffield. Both developments follow Citu’s placemaking principles creating resilient, green, mixed-use neighbourhoods of low energy homes, and building through placemaking focused on people and communities. The homes further diversify USRF's portfolio by adding more sustainable single family homes to its current offering across the UK; Akeel Malik, Partner at SURE Capital Partners explained: "This deal connects capital with regeneration, allowing us to play a pivotal role in creating vibrant new neighbourhoods. Very insightful and accurate summary of our density roadblocks. Should be a primer for every council officer and political leader. To build an apartment using our bricks and sticks model as described in this post is now nearly twice the construction cost of a greenfields terrace on a like for like perm2 basis. This is why there is currently a very bleak higher density urban future for NZ cities. The whole system needs addressing and quality innovative OSM is a key component. We need a price (affordable living price) based costing model not our current cost plus model.
An invisible barrier, constituted by restrictive zoning and building codes, stands as a formidable obstacle to the dream of affordable living for all. We are delighted to announce that we have achieved planning for our new mixed-tenure development of 84 council and market sale homes at Fanshawe Road, Cambridge. This project underscores our commitment to address housing needs in the region by providing a blend of council and market sale homes. The development will provide 45 council homes, with 34 affordable rent at 60% of the market rate, which is the Council’s standard for new builds, and 11 of the homes affordable rent at 80% of the market rate, to ensure that those who struggle to rent or buy locally and don’t qualify for council homes are still able to live in a secure, sustainable new home. There will also be 39 market sale homes. All the homes in this development will meet Passivhaus-equivalent performance standards. This commitment to sustainability not only reduces the environmental impact but also ensures that residents benefit from lower energy costs and a healthier living environment.
