The project brief tasked us with creating a thriving community within a 5-acre expanse of lush greenery, bordered by a sprawling coconut farm on its eastern flank. Our initial solution was to plan a township development of premium duplex villas emphasizing luxury and private open spaces for its users. However, most of the villas except those planned along the east boundary of the site have almost little to no view of the expansive neighboring coconut farm. This was then optimized to house the maximum possible units and required access and circulation within the site resulting in less than 15% of the land area for common amenities or shared open spaces. Our next step was to analyze the feasibility of an apartment block within this very context. This proposal drastically increased the leftover open space leading to greater potential for a variety of shared amenities and green open spaces for the users to experience. Even so, the absence of double-height ceilings, private gardens, and overall lack of individuality and flexibility of interior spaces take away from the desired living experience. This demanded a step further, to go beyond the conventional typologies and invent a novel and unique residential experience.
