The first investor I brought in was a real estate lead I received who wanted to buy a house. At the time, I was a full-time Realtor. I had never met him in person. He never bought a house. It had nothing to do with luck. I was obsessed with real estate investing and made everyone in my network aware of that. One day, we finally had a deal in the pipeline, and I had a scheduled call with him to review homes in the area. On the call, he mentioned he was also selling an investment property. This was my open door... So, I pitched the deal. A few weeks later, he reviewed the material and made an investment. After that, he quickly invested in the next deal. Here's the thing: Could this investor have found a more experienced group to invest with? Absolutely. But he couldn't find a group with: - More passion about the deal. - A more well-thought-out investment thesis - An opportunity in the market we were building in. He's still an investor to this day.
