The European property sector is grappling with higher capital costs and shifting demand, potentially offsetting favorable interest rate cuts. 🌍📉 I challenge the blanket macro view that rate cuts alone drive credit risk. Instead, I advocate for a credit-oriented approach that emphasizes debt sustainability, as it has worsened for leveraged structures due to the higher absolute level of rate. 📊💡 In my view, spreads should not mean-revert to pre-2022 levels relative to benchmarks, given the increased credit risk. 📈🔍 #RealEstate #CreditRisk #InvestmentStrategy #DebtSustainability #FinancialInsights #FinancialLeverage

Passive income means that you are earning money from an up-front investment rather than getting paid for services or products you provide. Instead of exchanging time for money, you are creating or buying assets that you can use to generate revenue. Passive income can include interest, dividend, or capital gains on various financial instruments available to individuals/businesses/farmers such as savings accounts, dividend stocks, mutual funds, GICs, ETFs, and real estate investments. The benefits of passive income are that you can be generating income from multiple sources at the same time, and if done right can give you financial freedom. Want to learn more? If investing in property is on the cards for you then you've probably heard about Capital Gains Tax (CGT). CGT is applied to the profit you make when you sell an investment property, shares, foreign currencies (and a few other types of assets). It won't apply to property you've inherited, provided you don't hold onto it for more than two years. We won't take you through all the ins and outs of CGT in a social media post, but be aware it's something you need to factor in when looking at expected ROI on your investment portfolio. By being aware of these numbers, you'll be in a better position to define your property investment strategy. Let us know if you'd like a recommendation for a good accountant who can help you crunch the numbers. #MortgageBroker #MortgageBrokerSydney #MortgageBrokerMelbourne #MortgageBrokerBrisbane #MortgageBrokerAdelaide #MortgageBrokerPerth #HomeLoans #LendingSpecialist #Finance #Property #Investment #Refinance #Savings #TrustedAdvisor #Marrickville #InnerWest

Understanding Fixed-Term Bonds: Locking Funds for the Duration Fixed-term bonds are illiquid investments where your capital remains inaccessible until the bond matures at a predetermined date. Property bonds are a type of fixed-term bond commonly issued with terms ranging from 2 to 5 years. They provide regular returns, distributed monthly, quarterly, annually, or as a lump sum upon maturity. A key feature of these bonds is that longer terms and reinvesting interest payments (rolling up) typically offer the potential for higher target returns. This compensates investors for committing their capital over an extended period without the ability to withdraw funds. While traditional savings accounts allow instant access to your money, property bonds sacrifice liquidity for the prospect of enhanced yields. By accepting the illiquidity constraints of a longer-term investment product, investors may be rewarded with more generous target returns compared to liquid savings options. Ultimately, property bonds present a trade-off forgoing access to your capital in exchange for the opportunity to earn potentially higher returns over the fixed term. #invest #investor #investment #investmentproperty #propertyinvestment
