CLEVELAND BROWNS STADUIM There is no reason for the city to pay for any leasehold improvements in the stadium, unless they are amortized in the lease payments. The Mayor’s near half-billion dollar offer doesn’t explain why the subsidy is necessary, but if it were, this would not be a top ten use for public money. The Brook Park deal is fake, but if the Browns want to go to Brook Park on their own dime, almost no one is driving to the airport to watch eight home games a year. As far as the threat to moving the team out of Cleveland, Ohio law doesn’t allow it, and there is no way on Earth the NFL is going to allow it. The Haslams have no bargaining position, and the City and County should just say no. The Browns are net takers from the economy. If anything, if we want economic development based on athletics, hockey, rowing, soccer, a velodrome, etc., are way better investments, and they could all be tied into the MetroParks to benefit the entire community. Everybody should ask themselves, if they owned the stadium with private money, what deal would they make to lose money every single year? If it wouldn’t make private sense, why would it make public sense?

More lack of leadership by our County Executive—Would it be too much to ask exactly, exactly, exactly how much the Browns take from the local economy? They give nothing, they are net takers. On a cash-flow basis, the direct take is what it costs us per year to finance and maintain the stadium plus the lost opportunity costs from failing to fill it even on a weekly basis with Something, Anything, maybe even a Todd Rundgrun concert? It would bring more people and revenue simply by converting it to a stage for the R&R Hall of Fame. Terry Coyne, SIOR, CCIM. So what’s the give from eight home games? Almost nothing. Imagine the economic impact of tailgating … Or the remainder, who come down for the game and then flee downtown as fast as they can. Let’s be honest, the Browns vampire suck. Just say no. https://lnkd.in/eYW5JnRx

Is the recent preliminary injunction against the NCAA a big deal? I don't think so on what really matters, which is broadcast revenue sharing with the P5/P4 FB and MBB players, IMO. Reality—No Player Compensation from Universities: "The NCAA still has some rules regarding NIL compensation, which has ballooned into the millions for thousands of athletes. The schools themselves can’t pay and school employees such as coaches and athletic department administrators can’t be involved in the negotiation of NIL deals." Blink Twice at What the Grifters Are Selling: "Jason Belzer, founder of Athlete NIL, which helps operate numerous collectives, said the removal of NCAA rules should make collectives more accountable. “'Now collectives have to potentially put things in writing,’ Belzer said. 'And what I can tell you is that the vast majority of collectives, the vast majority, do not have all of the money in the bank that they need to fund their rosters when they sign a kid, much less offer an athlete something.'” Ralph D. Russo, "‘What NIL Stands For: Now It’s Legal’: Ruling Frees Booster-Backed Groups to Negotiate with Recruits,” Cleveland Plain Dealer, Mar. 2, 2024, at B-3 https://lnkd.in/enWFsikk

This report is spot on. The following is 100% accurate: The report broadly concluded that there is a lack of adequate demand for an entertainment district around a Brook Park stadium. The entertainment district, as described by the Haslams, would be similar to Crocker Park in Westlake or Pinecrest in Orange Village. City Hall, in the report, described it as containing 645 residential units, 500,000 square feet of office space, 300,000 square feet of retail, 400 hotel rooms, and the football stadium. This kind of mixed-use development would not be compatible with the surrounding area, which is mostly occupied by the airport and industrial sites, like warehouses and manufacturers, the report said. This dynamic “severely” limits the marketability of the site as an entertainment district, the report said.

Consider McCarthy Here’s how the contractors have measured up, according to monthly reports from the Las Vegas Stadium Authority: Allegiant Superbowl Stadium 2024. • As of July, the last month for which figures were available, 62% of the workforce were minorities and women. That figure has been as high as 67% this year. • Of the subcontracting work being done in July, 21% was being performed by local small businesses. The figure has been above 20% for most of the year and reached as high as 23% in June. These figures speak to the power of our diverse population and the strength of our small-business community in Southern Nevada. Look at it this way: Of the $1.1 billion in subcontracting work awarded through July, $231 million went to small local businesses. In addition, 2.37 million work hours had been performed by women and minority workers. Last Vegas Sun. KANSAS CITY PRIME LOCAL COMMERCIAL CONSTRUCTION COMPANIES HAVE NEVER ACHIEVED NUMBERS FOR MINORITIES LIKE THIS? JE Dunn, Turner, McCown Gordon? 40% Blacks in Kcmo? 10% contractors workforce? NO COMMERCIAL CONSTRUCTION TRAINING IN BLACK COMMUNITY! No AGGRESIVE OUT REACH. No Monitoring. Insulting.
Mayor Quinton Lucas told KCUR’s Up To Date that he’d like to find alternative ways to pay for the baseball team’s future stadium. “Why should every person in Jackson County pay a sales tax to support something that they may never use?”, he asked.
Why Kansas City’s mayor wants a Royals stadium plan that doesn’t require asking voters

How can you get a result at auction when there is only one registered bidder? Here is one of our recent examples at 37 Cutcliffe St Regents Park - opening at $1mn, and selling for $1,030,000 with one registered bidder The process tales patience , a strategy for the negotiation, and an understanding of the needs of the buyer and the seller and balancing those motivations to get an outcome that both parties are satisfied with #realestate #property #auction #auctions #underthehammer #negotiation #sellingahome #sellingahouse #sellingrealestate #sellingaproperty

Rent Increases - New Legislation Alert! 🚨 Starting June 6th, lessors can only raise rents once every twelve months per property, not per tenancy. If you're considering investing in a rented property, it's crucial to understand the current rent and the last increase date. This could impact your ability to adjust rent at settlement. Stay informed about the legislation changes by clicking on the link below. #rentalproperty #investment #legislationupdate [See legislation details here: https://lnkd.in/g8s2kXbX]
