Australia has a two-speed property market, the latest CoreLogic data has confirmed.   * Over the three months to October, Brisbane, Perth and Adelaide recorded strong price growth.   * By contrast, prices went backwards in Melbourne, Hobart, Canberra and Darwin, while inching forward in Sydney.   However, there is a consistent theme across the capital cities – which is that the more affordable end of the market is attracting the strongest buyer demand.   “A combination of less borrowing capacity and broader affordability challenges, as well as a higher-than-average share of investors and first home buyers in the market, is the most likely explanation for stronger conditions across the lower value cohorts of the market,” according to CoreLogic’s research director, Tim Lawless.   “The past three months has seen the lowest quartile either record a higher growth rate or smaller decline relative to the upper quartile or broad middle of the market across every capital city except Canberra.”   #property #realestate #homeloans #distinctfinancial #mortgagebroker #mortgages

Western Australia continues to beat out other states for expected price growth over the coming year, with the state ranking first for expert forecasts in the NAB Residential Property Survey for the March quarter. The report surveys property professionals on their forecasts for home values and other metrics. Over the next 12 months, the survey reports an expected price growth in WA of 5.2% and 4.1% over the next two years. While both forecasts are down slightly from previous predictions (the numbers in parentheses), WA is still expected to be the strongest market over the next two years. #perth #property #propertymarket

The Australian property market has seen a notable increase in profit-making sales all over the country, a recent study by property technology and services marketplace Domain found. In its Profit and Loss report, it was found that residential properties saw that their profit-making sales had reached the highest levels recorded since 2008 and 2011, for houses and units, respectively. For the first time since 2009, there was a higher proportion of homeowners in regional areas that had earned profit compared to those in cities, with 94.6% of regional units being sold at a profit compared to the 89.4% in cities. The most notable increases were in Perth, Brisbane, and Adelaide, a trend observed over the past two years. Perth's prices rose by 20.58% over the past year, with Adelaide and Brisbane up 14.49% and 13.69%, respectively. Perth had 23.4% fewer properties for sale compared to last year. Regional property markets were outperforming capital city markets earlier in the year, but now the situation has flipped, due in part to shifting population trends. The combined regions experienced a median price increase of 1.3% in the July quarter, compared to 1.8% in the combined capitals, according to CoreLogic. By comparison, in the April quarter, prices rose 2.2% in the regions and 2.0% in the capitals. “Affordability constraints, normalising listing levels and elevated interest rates have seen the pace of growth ease from a recent peak across both markets. Additionally, demand for regional housing has eased as internal migration to the regions has slowed back to more normal levels,” CoreLogic said. Of the 50 largest regional markets, 20 experienced price declines during the July quarter – all of which were located in New South Wales and Victoria.
