“They are not core, they are commercial activities that we bolted on over the years that don’t make sense anymore" L&Q CEO Fiona Fletcher Smith has revealed the housing association giant is exploring options to sell its PRS properties and strategic land company in order to 'put residents first'. Excellent reporting from Daniel Gayne, who has the story first for Housing Today. This feels like a bit of a moment in time to me. It comes less than a fortnight after another major provider, Clarion Housing Group, announced a major change programme to improve housing management and customer service. Constrained balance sheet capacity, historically low grant funding and rental uncertainty are combining with pressure (including increased consumer regulatory pressure) to improve existing homes. Social housing providers can't do it all and the announcements by the CEOs of Clarion and L&Q are the result of tough choices having to be made. It is difficult to think of a more challenging time for the sector. This is why Housing Today has launched Every Person Counts. When choosing a flat in a gated community, you can consider things like: Location: Where the property is located Size: The size of the property Budget: How much money you have available for a down payment Gated societies offer superior security with controlled access points, surveillance systems, and security personnel. This reduces the risk of unauthorized entries and provides peace of mind for residents .

Last week's 'Homes for Everyone' breakfast meeting was certainly food for thought. The key word used by most of the panel was 'pragmatism'; perhaps as the challenges and solutions ahead are unprecedented and one size wont fit all. Adam Challis keynote speech noted one third of office stock could become obsolete in the next 5-10 years; office conversations is on the cards to address the housing shortage. Peter George said the number of people in temporary accommodation was 2700 in Ealing Council, with families in hotels (costing £50k/year); this isn't unique and is putting a strain on many councils (Rhona Brown of LB of Lewisham noted there are 30 councils at the risk of bankruptcy in the short term - the elephant in the room if it isn't mentioned...). So Peter's strategy was a focus on social housing over shared ownership and BTR over market sale; why: less boundary to entry (no deposit required, many cant rely on bank of Mum & Dad, cant access affordable housing). BTR has been a focus of Greystar (great to catch up Michela Hancock!) and Meridian Water with Vistry/Countryside have just delivered their first social housing units. However, Mike Woolliscroft of Vistry said the level of regulatory change needed to stop - developers dont know what they are investing in, which is even more challenging for a single phase site. He also mentioned 1st time buyers often relied on the bank of Mum & Dad, albeit stats suggest this could be drying up). So in the absence of a silver bullet, where did pragmatism sit??? ...somewhere between the private sector looking at their profit margin and the Council being open minded (cant have it all) and focused on outcomes. Another P word comes to mind 'Partnership'. As Peter concluded "the true test is not when the sun is shining" and Adam left us with some wise words: "if you want to move fast, go alone. A2Dominion pursues new approach to property development Social housing provider A2Dominion is pursuing a new approach to property development, as part of a raft of changes being brought in by the Board and Executive Management Team.   Going forward the 38,000-home housing association will focus on regeneration and the redevelopment of neighbourhoods which need the greatest amount of investment to make a real and positive impact on residents and communities.  The housing association is aiming to improve the quality and performance of customers’ homes and to provide affordable housing by bringing together internal expertise to improve, regenerate its existing portfolio.  The new approach moves the Group away from its previous emphasis on new developments, particularly those for private sale via its FABRICA by A2Dominion brand. As a result, the Group has seen its new build programme drop from 7,817 at its peak in 2018 – when it was one of the country’s top ten developing housing associations – to 1,645 today. The move also aligns with the Group’s decision to re-focus priorities to make improvements to services following its recent downgrade. To reflect the new strategy and reduced programme, the Group intends to reduce the size of its development team by half with colleague consultation already underway.
