Until my colleagues highlighted it, I'd not really paid much attention to it, but there's a bit of a change to the CGT rates. Is there a more unfair tax than capital gains on real estate? 🤨 If you think about it, houses appreciate in part because of inflation which is driven by monetary policy. Don’t you see why this is not right? In the US there's a powerful strategy (used by professional investors) you might not know about: the 1031 Exchange. It allows you to reinvest the proceeds from a sale into another qualifying property, deferring capital gains taxes. Here's the scenario: you've owned a rental property for years and it's appreciated significantly. Selling it would normally trigger a capital gains tax. But with a 1031 Exchange, you can reinvest the profits into another investment property, essentially deferring that tax liability until you eventually sell the replacement property. (A more expensive asset also brings higher rent payments with higher depreciation 🤫) #1031Exchange #RealEstateInvesting #TaxStrategies #MogulClub

📈 Are you looking to grow your real estate portfolio while deferring taxes? A 1031 exchange could be the key to unlocking significant investment opportunities without the immediate tax burden. Under Section 1031 of the IRS Code, you can sell an investment property and reinvest the proceeds into another like-kind property, deferring capital gains taxes on the sale. This allows you to leverage your profits and potentially increase your return on investment, all while staying within the legal framework. But here’s the catch—1031 exchanges come with strict timelines and regulations. You have 45 days from the sale of your property to identify potential replacements and 180 days to complete the transaction. That’s why working with a trusted team is essential to ensure every step is executed flawlessly. At NNN Deal Finder, we specialize in helping investors navigate the complexities of 1031 exchanges, particularly with Triple Net (NNN) properties, which can offer a more stable and passive income stream. Whether you’re looking to defer taxes, diversify your portfolio, or increase your cash flow, our experienced team will guide you through the process from start to finish, helping you find the best properties to meet your investment goals. A recent article in iNews sheds light on potential changes to Capital Gains Tax (CGT) that may be introduced in the upcoming October Budget. This change has sparked concern among investors, property owners, and business owners planning to sell their properties if the CGT changes are implemented. Matt Spencer, quoted in iNews, confirmed that those looking to sell should strongly consider acting now before the rate (likely) increases. He said, "Those considering selling, or in the process of selling, a property which hasn't always been their main home would have to act fast to maximise chances of paying CGT at the current rates. The buy-to-let sector saw a massive increase in the mid-1990's - a trend that has continued over the years, but if you are now thinking of selling your buy-to-let property, a second property used as a holiday home, or cashing in a share portfolio, it's important to consider the Capital Gains Tax you might need to pay One possible way of reducing this tax bill, is by giving an asset away to your spouse or civil partner or splitting it with them : https://shorturl.at/3MTOU

For those out there who know what a 1031 Exchange is... have you ever wondered what the alternative to that is? I recently learned about a "Deferred Sales Trust." In a nutshell, it eliminates the aspect of having to "trade" into another real estate investment, and you still get to defer your Capital Gains Tax on any assest that's been held long-term How to do it: ✅️ Set up a 3rd party Trust to now be the buyer ✅️ The asset owner sells to the 3rd party Trust ✅️ The 3rd party Trust pays out installment payments ✅️ Smaller paid installments mean lower tax bills ✅️ "Interest Only" installments means no gain no tax ✅️ Reinvesting installments defers any tax obligation ✅️ Break up tax bill or Defer indefinitely... you choose! ___ #abaestates #realestate #investing #money #howto #trending #linkedin #taxes #deferredsalestrust #trust #property
