Here’s what I really think about the industry right now. Recently, I was asked a few questions about the world of office space. So, I thought I’d share a few of them here… Q: What did the industry look like when you first started? A: I couldn't believe how easy sales people had it. Coming from other past sales roles, I was baffled that in the office space industry people will just call you directly and say, “I need an office”. It’s essentially free dinner 😂. - Q: What has changed since you started? A: There’s now so many great office space providers! It’s become more and more difficult to narrow down for clients the best space for their requirements. - Q: What are your favourite recent developments? A: The traditional “old school” landlords are starting to realise they need to offer something of higher quality and flexibility. - What do you think? Not Enough Office Space? 🏢 Here are 3 quick tips to help with your company’s recruitment drive. Space Planning 📝 Do an in-depth space plan of your current set up, engage companies like us or professionals to help in seeing if more desks can be added to your current layout, without making too many changes. Desk Booking Systems 🖥️ Allow for more users to work in your current space, with planned days and a desk booking system to allow for teams to collaborate and everyone to have a desk for their desired working day. (WE DON’T DO THIS BUT CAN RECOMMEND SOME GREAT COMPANIES) Review Cold Areas 🥶 Areas of the office which are not getting the desired purpose, see if these areas can have additional desking or set down space to allow for more employees to work. Do check your building & fire regulations to ensure you are staying complaint DM us if you would like to find out more.

It's great to see activity around the office pantry! The New York office market is showing encouraging signs of recovery, with October visitation rates in Manhattan reaching 74% of pre-pandemic levels, a steady increase from previous months. Top-tier Class A+ buildings are driving this momentum, boasting an impressive 85% visitation rate as employers and employees alike gravitate toward high-quality, amenity-rich spaces. Stricter in-office mandates from major companies, including Amazon and Citigroup, signal a shift toward stronger office attendance. Newer properties like One Vanderbilt and the Spiral are thriving, attracting prestigious tenants and commanding premium rents, highlighting the growing appeal of Manhattan’s best-in-class office spaces. The market's resilience and flight-to-quality trend paint a promising picture for continued growth.

Agreed, Jim Damiani. The concept of gathering input from employees about how specific teams have worked, and need to work, is important. Having a consulting team (brokerage, architect and project manager) that have navigated these issues with other clients, is even more helpful. There needs to be a differentiation between the "nice to haves" and "need to haves" when planning any office space and experience from past projects is helpful. And people need to understand that the hoteling / shared desk concept does not mean open / lack of privacy. Spaces can be designed creatively to provide a similar level of comfort and separation as in the past, even if we no longer use 8'x8' workstations. These are interesting conversations to have!
