While higher income earners are also priced out of the market, the solution isn't to subsidize home ownership further, it is to support more non-market #housing. If we can build enough non-profit housing to make up a sizable portion of options, the market costs will adjust to compete, providing higher income earners with more options without leaving lower income households behind. https://bit.ly/3Vqyn5X

***THE FUTURE OF FUNDING*** I’ve been asked to deliver a session on this subject a few times now over the past couple of months on behalf of Cwmpas and Start Something Good, alongside various partners such as Givey, The National Lottery Community Fund, the WCVA | CGGC’s Catalyst Cymru project, Coalfields Regeneration Trust, Bridgend County Borough Council, Social Business Wales, and a number of Shared Prosperity Funded projects. Here are my key takeaways: - 1. Grant funding opportunities are reducing and are therefore more competitive. To be dependent on grants alone is extremely high risk. 2. Continuation/repeat funding is extremely rare. Therefore, groups need to think strategically about what funds they go for and when. 3. Third sector groups need to consider multiple income sources to better their chances of sustainability and survival. Other funding avenues could include corporate sponsorship, fundraising, and contract delivery (tendering)… or ideally, a combination of all the above. 4. Fundraising requires strategy! Over £10 BILLION is donated in the UK each year. Simply putting a “Donate here” button on a website will achieve nothing (there’s a lot more to it!). Limited-profit housing provides housing at cost, rather than for profit. The housing co-operative sector in Austria make up about half of their limited profit housing. This study from Austria found that limited profit housing provides a net-benefit to households, the economy, and the public purse. A 10% increase in the share of non-profit housing associations in Austria can lead to an average decrease in non-regulated rents of about 5%. Contrary to commonly held assumptions about the limited-profit housing sector being a “subsidised sector”, the report found that limited-profit housing associations in Austria add to economic prosperity and economic stability. In brief: residents benefit from reduced housing costs, which in turn increases their purchasing power (after housing costs), which adds to GDP and reduces the need for housing allowances. The benefits to individual household budgets and the public purse by far outweigh the public money invested in the first place. These efficiencies are mainly the result of the economic model of limited-profit housing, which, instead of paying out profits to shareholders, reinvests any surpluses back into new construction or renovation (revolving fund model). The report also makes clear that these benefits are particularly evident now, at a time of increased pressures in the housing market. As such, the report describes the nature of limited-profit rent setting, which guarantees affordable and secure rents in perpetuity, as an “insurance” against the unpredictable and volatile nature of housing markets.
