There are a number of fascinating takeaways in this story from Francesca Mari in the The New York Times. As Australia debates how best to address its housing crisis, the article contains some valuable lessons. For example, "If you quickly increase the supply of housing, you drive down the price for all." It also gives examples of how different approaches to building codes and regulations affect supply. #fleetwood #housing #innovation #modularhousing #construction #housingshortage https://lnkd.in/eZjbxvNC

Sweeden's approach to building new housing reveals what we and Factory OS have known for awhile — modular housing construction results in more homes for more people, faster. As we grapple with a nationwide housing shortage, we should embrace the modular housing model to accelerate housing production and bring down costs. https://lnkd.in/g4ZJrp6a

If you didn’t know better you’d think this housing crisis was the perfect opportunity for certain parts of the property industry to demand lower standards – in planning, in affordable housing, in basic standards for heating and cooling and even for the quality of building construction.

🚨 The Government's target is 1.2 million homes built across Australia over 5 years, starting July 2024. But at this rate, we'll only reach 820,000! 😱 Let's break it down: 🔍 If it's the Council, Developers, Abandoned Sites, Labour, and Productivity's fault: 👩💼 Council needs to work faster and approve more 🏗 Developers need to build more 🏢 We need to build on available inner-city sites 👨🔧 We need more new skilled tradespeople What do we do? Is it that simple? How do we fix this? 🤔 The MBA says we're falling short already. Only 164,000 houses were approved by May 2024, far from the 240,000 needed annually. They added to the list: 👩⚖️ Industrial relations laws 🛣 Lack of critical infrastructure 💲 Higher developer taxes and charges 💳 Licensing delays https://lnkd.in/ehKy9N-V We need the brilliant minds on this platform to help the government. I call on all of you, on behalf of our Government, to step up and contribute! 🙏 Let's brainstorm and find solutions together. Your insights and experiences are invaluable! 💡 What steps do you think we can take immediately to address these issues? 🏗️ Exciting News from New South Wales! 🏠 The New South Wales government has launched a dedicated taskforce to address the acute shortage of social housing through innovative modular construction methods. With a budget commitment of $10 million, this initiative aims to oversee the construction of approximately 20 new one- and two-bedroom social homes, focusing on regional areas within the state. Michael Wheatley, Acting Chief Executive of the NSW Land and Housing Corporation, highlighted the numerous benefits of modular homes, emphasizing their cost-effectiveness and the significant reduction in construction time. This is a crucial step in meeting the immediate housing needs of those on the social housing waiting list. The advisory taskforce, managed by Homes NSW and operational for up to two years, is part of the state's broader effort to provide more and better homes for people in need. Together, a positive impact is being made in the community by creating sustainable and affordable housing solutions. We're already working on similar projects over here in WA and we're looking forward to seeing more of these across Australia! Pretty much across the board, I support the new intensification rules. I think that both the Council and the IHP have considered these matters carefully and made recommendations that will be beneficial for the long term growth of the City and wider Region. I was a little disappointed to see a tied vote on Resolution 65 (Central City walkable catchment)...but think that subsequent amendments to the original recommendations by the IHP confused Councillors and that this should have been split into four separate proposals. Status quo remains...but hoping that this will be revisited. However, don't expect anyone to start building 10-story apartment buildings in Hornby, Riccarton or Papanui andy time soon. These new rules enable greater development...but it is the market that determines what gets built and where. Building houses is a business. Builders and developers only build what they think they can sell. Rules that make it easier, cheaper and faster to build are welcomed...but these are enablers...not compulsary.

Former Leicester velodrome site prepping for low-carbon homes LEADING housing developer Lovell Partnerships has been awarded a contract by Leicester City Council, which will bring forward 38 new low-carbon and energy efficient homes on the site of the city’s former velodrome. The vital brownfield regeneration plans will bring this derelict land back into use, with support from the government’s Brownfield Land Release Fund in preparing the site ahead of the work which is planned to commence over the summer. All 38 new homes will be for affordable rent, and will include a range of low carbon elements to ensure environmental efficiency and longevity for the local community into the future. All homes will be fully electrical, with works set to showcase a fully fabric-first approach to construction, and each dwelling set to achieve an EPC A (92+) rating. The installation of ASHPs, PV panels, triple-glazed windows, electric vehicle charging points and MVHR will be delivered as standard, in line with the housing developer’s U-values. Beth Bundonis, regional managing director for the East Midlands at Lovell Partnerships, said: “there is high demand for affordable homes to support local communities around the country, and revitalising brownfield sites like this one is crucial to be able to increase the much-needed housing stock in the region. “This particular development will bring the historic velodrome area that has stood derelict for so long back into use for environmentally friendly and affordable homes. https://lnkd.in/eWmuTpwX
