Seasoned landlords know the importance of a clearly defined lease agreement. It sets expectations and provides a shared reference point for both landlord and tenant. However, what happens when a tenant's guest stays beyond the agreed-upon time set in the lease? This creates a situation akin to having an unauthorized subtenant, someone who isn't bound by the lease agreement and can put you in a difficult position. If you have experienced problems with long-term guests, you may have learned the hard way that unless you have some solid language in the lease agreement regarding long-term stays, it can be very difficult to get your tenant to comply. Read our latest blog to learn the best ways to handle your tenant's long-term guests while protecting your property and your financial stability. #PropertyManagement #LandlordTips #TenancyLaws #RentalProperty #AirBNB #Subletting

The Town of Matthews is proposing Text Amendment 2024-2 to regulate Short Term Rentals (STRs). Key changes include: 🏠 STRs must be 800 feet apart. 🏠 A zoning permit must be publicly posted. 🏠 No special events allowed for renters. 🏠 A local manager/operator required. While some residents support these changes, data shows limited issues with STRs in the past 3.5 years. The public hearing is extended to August 12th. Stay tuned for updates! 🔥 Our take: This amendment feels like an overreaction and may conflict with NC law. Let's have a constructive dialogue to find a balanced solution that addresses concerns without infringing on property rights. 🔗 https://lnkd.in/e4zwjBMs #MatthewsNC #ShortTermRentals #PropertyRights #rebic #joinrebic #rebicpolicyandlaw

🚨 Attention Landlords: Time for a Change? 🚨 Are you tired of dealing with troublesome tenants, long void periods, and increasing management headaches? The latest legislation changes are making it harder than ever to maintain a profitable long-term rental business. And the reality is: more changes are coming. 🔑 The Solution: Rent-to-Rent Serviced Accommodation 🔑 With Rent-to-Rent (R2R), you can take control of your property income without the stress of tenants or new regulations. Here's how it works: Guaranteed Rent: We take on the full responsibility for your property, providing you with a consistent, monthly rent payment — no more chasing tenants or worrying about missed payments. No More Tenant Hassles: Our team manages everything, from property maintenance to guest turnover, leaving you free from dealing with problematic tenants or the risk of long void periods. Serviced Accommodation: With the booming demand for short-term rentals, especially in popular areas, we can maximise your property's earning potential, ensuring higher returns than traditional long-term letting. Compliance with New Legislation: Rent-to-Rent operators are experts at navigating changing laws and regulations. We stay on top of the latest requirements so you don't have to. Plus, with more rules likely on the way, this model provides a more future-proof way to keep your properties profitable. 🌍 Why Now? The shift towards short-term lets is real, and demand is strong — especially in serviced accommodation. The landscape is changing — but you can stay ahead of the curve with a flexible and profitable Rent-to-Rent model. 📩 Ready to learn more? Let’s talk about how Rent-to-Rent Serviced Accommodation can provide a hassle-free income stream, future-proof your property portfolio, and help you reclaim your time and peace of mind. #Landlords #RentToRent #ServicedAccommodation #PropertyInvestment #Legislation #RentalIncome #PropertyManagement #InvestmentOpportunity

**How to Rent Guide Week** Landlords - Have you served your tenants a paper copy of the How to Rent Guide?? If so did you get them to sign a copy?? If not this can cause major issues if you wish to serve them with a Section 21 Notice!! Its difficult to prove that the tenants were ever served this document if they haven't signed a copy As Harringtons we use an online platform to serve documents on our tenants, we can clearly see if the tenants have read a signed a copy. If they don't sign a copy they don't receive their keys! Make sure you're protecting yourself! The most effective way to communicate a rent increase to a tenant is through clear, transparent, and considerate communication. Here's a step-by-step approach: 1. 📍 Provide Ample Notice - Give the tenant sufficient notice before the rent increase takes effect, as required by local rental laws or the terms of the lease agreement. Typically, 30 to 60 days' notice is standard, but check local regulations for specific requirements. 2. 📍 Draft a Formal Letter - Write a formal letter addressed to the tenant informing them of the rent increase. Use professional language and format the letter clearly for easy readability. 3. 📍 Explain the Reasoning - Clearly explain the reasons for the rent increase, such as rising property maintenance costs, property taxes, or improvements to the property. Providing a rationale helps tenants understand the necessity of the increase. 4. 📍 State the New Rent Amount - Clearly state the new rent amount and the date it will take effect. Include any prorated amounts if the increase will be implemented mid-month or mid-lease term. 5. 📍 Highlight Tenant Benefits - Emphasize any benefits or improvements that the tenant will receive as a result of the rent increase, such as upgraded amenities, renovations, or enhanced services. 6. 📍 Offer Payment Options - Provide details on how the tenant can pay the increased rent, including acceptable payment methods, due dates, and any changes to the payment process. 7. 📍 Express Willingness to Discuss - Express openness to discuss the rent increase further if the tenant has any questions, concerns, or needs to negotiate the terms. Provide contact information or office hours for tenants to reach out. 8. 📍 Be Courteous and Empathetic - Approach the communication with empathy and understanding, recognizing that a rent increase may cause financial strain for some tenants. Acknowledge their concerns and assure them that you value their tenancy. 9. 📍 Deliver the Letter Timely - Deliver the letter personally, if possible, or send it via certified mail to ensure the tenant receives it in a timely manner. Confirm receipt to avoid any misunderstandings. 10. 📍 Follow Up - After sending the letter, follow up with the tenant to address any questions or concerns they may have and to ensure they understand the terms of the rent increase. By following these steps, landlords can effectively communicate rent increases to tenants in a respectful and transparent manner, fostering positive tenant relations and minimizing potential disputes. #property #airbnbhost #propertymanagement #airbnbmanagement #airbnbtips
