How I Made Over $15,000 from a Fix-and-Flip Deal in 3 Months Are you curious about how I made $15,856 on a real estate flip in just three months? Let me take you step by step through how I found the deal, funded it, renovated the property, and made a solid profit. You’ll also learn some key lessons from my experience that can help you avoid mistakes and become a better real estate investor! https://lnkd.in/ecYtUBe7 Finding the Deal I found this property, 5707 Hunting Creek Drive, through a website called 99 Offers. It’s a platform where you can connect with wholesalers, and I got the lead for just $60. After negotiating with the wholesaler, I agreed on a purchase price of $210,000, but after my inspection revealed some issues, I was able to negotiate down from the original $215,000 price. Funding the Deal For financing, I used a combination of hard money lending and gap funding: • Hard Money Loan: $210,000 loan at 10% interest and two points upfront. This cost me $1,750 per month in interest for the three months I held the property, totaling $9,450. • Gap Funding: I borrowed $30,000 at a flat 10% return for renovation costs. This lender earned $3,000 for just two months of holding. Renovation Breakdown The total repair cost came to $58,500, which included both labor and materials. I used credit cards to buy materials, reducing my out-of-pocket expenses to $35,246.52. Renovations took about eight weeks and included: • New roof, HVAC system, and garage doors • Interior upgrades like fresh paint, new floors, and a full kitchen renovation • Complete bathroom remodels, with stunning before-and-after transformations The Sale Once the renovations were complete, it took only 13 days on the market to get a full cash offer. After some additional requests from the buyer, I spent another $5,400 on repairs, but the deal closed in just 2.5 weeks! Profit Breakdown In the end, I made $15,856 on this flip, investing just $13,851.22 of my own money Key Lessons Learned 1. Always Verify the Square Footage: The wholesaler overestimated the square footage, which affected my projected sale price. Always measure it yourself! 2. Be Conservative with ARV (After Repair Value): Don’t rely on the highest possible sale price in your market. I negotiated a lower ARV to stay safe. 3. Time vs. Money: I realized that while I made a profit, the amount of time and energy I spent wasn’t worth it for this deal. Prioritize projects that maximize your return on effort!
