Collaborating with Groundwork, GEMSTONE Design Studio has reimagined what this zoning change could look like. This would allow for more mixed-use buildings, keeping density in developed areas while preserving natural and working lands. . Our approach to this project proposed to maximize the potential of the site, taking the full width of the plot available. Each house being 7.10 m wide. The proposal generates a set of platforms either side of the stair void. Each platform is asigned one programmatic activity, always respecting the premise of maximum façade width. This strategy allows for the rooms of this house to enjoy of unusually wide spaces. These spaces can be bedrooms, studios, drawing rooms, libraries, games rooms, all of them enjoying of unusually wide spaces for an urban townhouse project. Only one room on each side of the staircase on each floor. Really nice approach to the housing crisis: in-filling between the existing apartment buildings, instead of tearing them down and displacing the residents and their strong social networks. Remarkable – considering this is social housing – that the residents got to choose the architect... although they always should, since top-down design is known to fail. I really love this architect, Peter Barber. He is, like the presenter says, "An architect who's not an arrogant xxx." :) His residential buildings are very humane – human scaled, friendly, social – and also beautiful as urban sculptures. And the project paid for itself by selling housing to people could pay full price. Why would they want to live next to social housing?
