Affordable Housing in the Autumn 2024 Budget – A Promising Start or Still Falling Short?
With housing affordability high on the agenda, the Autumn 2024 Budget has introduced new measures to tackle the UK’s housing challenges and support communities.
🏠 Building 1.5 Million Homes – The government has launched several initiatives, including the National Planning Policy Framework consultation, the New Homes Accelerator, and the New Towns Taskforce, all designed to drive housing development. A proposed ‘brownfield passport’ could also help fast-track approvals for suitable projects, increasing efficiency.
🏡 Expanding Affordable Housing – An extra £500 million is being invested in the Affordable Homes Programme, bringing the total to £3.1 billion and enabling the construction of up to 5,000 more affordable homes. Phase 2 of the Spending Review will detail further grant investments for social housing providers, ensuring this funding supports diverse housing needs and prioritises homes for social rent.

⚖️ Stabilising Rent Costs – A five-year social rent cap at CPI +1% aims to provide stability for renters and enable housing providers to plan for the future, setting a solid foundation for affordable housing projects.
