It is difficult to lease units in a shopping complex or a strata-sold building. #BestExample The COVID-19 pandemic is an best example of the situation where decisions needed to be made quickly and independently. An issue which has been at the forefront of my mind in the world of commercial surveying: Is Zoning still relevant in todays market? Zoning is a method use to value shops where the approach is that the first 6 metres of a shop is the most valuable and the next 6 meters is half as valuable and so on. For example: the first 6 metres = £200/m2 the next 6 metres = £100/m2 etc. The question which we need to ask is, is this how occupiers view the market and therefore make rental bids? Or is this a traditional approach valuers have taken over time, forgetting that we must have high regards to how an occupier makes there rental offers? More commonly, I am seeing shops be valued on an overall basis instead of zoning. It will be interested to see how this transpires over the coming years. What are your thoughts, is Zoning irrelevant in todays market?
