The Greensboro Housing Loan Fund, a public-private partnership for attainable housing, is officially in business. To qualify, borrowers must have recent, relevant attainable housing development experience, and their planned development must be located within Greensboro’s city limits. Loan funds may be used for acquisition or refinance and, if needed, rehabilitation of existing attainable housing. This is not a home loan or rental subsidy program. Read more at housing.cfgg.org. The current $21 million in the Greensboro Housing Loan Fund will be administered by two Community Development Financial Institutions (CDFIs) with two different loan programs whose lending activities will differ in scale: Institute Capital (ICAP) and Self-Help Ventures Fund. The creation of a housing loan fund was recommended in the City of Greensboro ’s 10-year Housing Plan in 2020, and the Community Foundation of Greater Greensboro has partnered with the City to make the plan a reality. Greensboro City Council committed $5 million from the 2022 housing bond funds to the ICAP portion of the program. Both the City and the Community Foundation have partnered with several regional banks and corporations to support the fund, and the Community Foundation continues to secure support through private philanthropy. Realtors with Heart, a Committee of Realtor Alliance of Greater Cincinnati are teaming up with Habitat for Humanity Greater Cincinnati to come together to help build a house for a deserving family. Since 1986, HFHGC has built nearly 700 homes across the tristate. It’s a common misconception that they give away homes. Rather, they give away opportunity! Homebuyers must meet very specific criteria, some of which include current substandard living conditions, rental costs greater than 30% of income, stable employment, ability to pay an $800 mortgage payment, and more. What makes these homes so affordable is the 0% interest mortgage, majority volunteer labor, and the 250 hours of sweat equity homebuyers invest in building their own home. Who really cares about the lack of affordable homes? Most would like to see their rent or mortgage costs reduced but most manage, some easier than others, of course. Other than those that can’t afford their rent or mortgage and those that can’t find anything affordable and live with others does anyone really care? Of course, there are many well meaning individuals and charities that support the homeless and the struggling. Beyond those, who cares? Many of us are involved in the provision of AH, for some of us it’s because we have to be; for some it’s because it pays us; for some it’s part of who we are. Would you take less for your land, time, services, investment etc if it meant that affordable housing was more readily available? 🎙️ Calling all non-profit and community based organizations to help create three first-time homeowners in Wilmington, Delaware! I’m hearing all the reasons why NOT: “It is going to be too hard.” “Our people are not ready for that.” “You should just list the properties like everyone else does.” Why? Especially when we have a plethora of people in homebuying programs for years🤔. Intentionally, I’m providing the community the first opportunity because I know the challenges in the journey because I lived it myself. One purchase of an essential item on a credit card for $100 can potentially throw a debt ratio off risking approval. A pre-approval from a community based organization is NOT viewed as a strong buyer many times, leading to losing house after house to other traditional lenders more commonly perceived as stronger buyers in the marketplace. We have to work together as a community to create these opportunities for the people that deserve them.
