Another major milestone has been reached in the NSW Department of Planning, Housing and Infrastructure's TOD program, with release of the first four draft rezoning proposals out of the eight nominated accelerated precincts. The precincts include #Hornsby, #Kellyville, #BellaVista and #MacquariePark and aim to facilitate a combined total of 30,322 dwellings, with mandatory affordable housing contributions of between 3–15% to be delivered in perpetuity. Also on exhibition is an explanation of intended effects (EIE) outlining proposed changes to the accelerated precincts policy which include: - A temporary SSD pathway for residential developments valued over $60m until November 2027. - Turning off the in-fill affordable housing height and FSR bonuses within the accelerated precincts to avoid conflict with planning controls and an exemption from some of the low- and mid-rise housing reforms. - A 5-year exemption from concurrence and referral requirements that are not considered 'high-risk' to speed up assessment timeframes. - An alternative design excellence pathway in place of design competitions. TOD POLICY ANNOUNCEMENT!! All six of the Transit Orientated Development (TOD) precincts exhibited by the NSW Department of Planning, Housing and Infrastructure earlier this year have been finalised. The rezonings and planning pathway changes will take affect this Wednesday 27 November. The precincts include Crows Nest, Bankstown, Macquarie Park, Hornsby, Kellyville/Bella Vista and Homebush. A new SSD pathway has also been finalised to support development in the TOD precincts. The pathway will take effect on 27 November. A summary of the key changes is provided below: - A temporary SSD pathway until 30 November 2027 for residential development applications valued over $60 million. This will ensure a consistent approach to both rezoning and assessment across the precincts. - Height and floor space bonuses and the associated SSD pathway for in-fill affordable housing have been turned off to avoid conflict with planning controls and affordable housing requirements in TOD Accelerated Precincts. - Removing some requirements for DAs to be referred to other government agencies. - Replacing design competitions with a faster pathway to ensure design excellence and speed up housing delivery. - Amending instrument will be available on NSW legislation on 27 Nov once it takes effect. Tomorrow: Research Triangle Park (RTP) South Rezoning Meeting, 5:30 – 7:00 PM 12 Davis Dr, Research Triangle Park, NC 27709 The Durham City-County Planning Department is leading a zoning map change of a 458-acre area known as RTP South, located south of the HUB RTP between NC Highway 54, Davis Drive, Hopson Road, and South Miami Boulevard. The purpose of the zoning change is to encourage transit-oriented development; support future publicly-funded multimodal projects (like bus rapid transit, passenger rail, or bicycle and pedestrian improvements); and promote equitable development using the affordable housing density bonus. It's always a pleasure to have Sheri Koones on the GreenHome Institute CEU webinar shows. Did you happen to catch last week's session "About ADU: The Perfect Housing Solution"? Don't worry if you missed it. You can re-watch it anytime here, on your time! Sheri also brought in some fantastic guests, Tessa Bradley and Jamie Wolf Participants found the webinar informative and helpful in learning about ADUs (Accessory Dwelling Units). Many participants expressed interest in learning more about zoning and construction information, as well as the cost of building ADUs. Participants also highlighted the importance of energy efficiency and accessibility when designing ADUs. The top phrases mentioned by participants include zoning rules and regulations, energy efficiency, impact fees, and the benefits of ADUs for multi-generational living.  Overall, participants gained a better understanding of the potential benefits and challenges associated with building ADUs, and many expressed a desire to learn more about this growing trend in housing.
