New info is emerging on the Red Lobster Chapter 11 case. As of now there are 200 leases on the cancellation list. As of their petition date, they operated 551 U.S. and 27 Canadian restaurants. Below are the top ten states where leases will be cancelled. Although FL represents less than 9% of the portfolio overall, it's responsible for almost 22% of the store closures. In a state that seems to have outsized population migration and demand I thought this was an interesting twist. I have long thought Red Lobster was a risky investment from a landlord's perspective (inflated rents, PE ownership, outdated brand etc.) but if it was to succeed anywhere I would have bet on Florida. Perception is an interesting thing. We have successfully owned and operated two motels independently in Florence, OR for more than 20 years, River House Inn and Old Town Inn. Recently, we decided to bring both these motels into the Wyndham franchise. Why? For the benefit of our guests. It is interesting the false and sometimes negative perceptions we have heard since the change took place in late June 2024. Just to set the record straight. River House Inn is now known as River House Inn, a Baymont by Wyndham. Old Town Inn became a Super 8 by Wyndham. Here things that have not changed: 👉 Both hotels are still 100% owned by the Hoagland family. 👉 We still provide guests a friendly and great experience. 👉 Our employees and management remained the same. 👉 We meet, or exceed, Wyndham brand standards. Things that are different: 👉 Guests can participate in the industry's best reward programs. 👉 Employees have better career opportunities. 👉 Employees have greater access to training. 👉 We gain technology and systems designed to provide guests a better experience. Take away the new signs, and the same great experience still exists. During the transition, we have heard a lot of misleading statements in our community ranging from our properties have been sold, to our signs just "cheapened" the town. While we will continue to exceed guest expectations with a spotless, reasonably priced, well-appointed room, we invite people to give us a try before they pass judgment. #FlorenceOregon #Wyndham #BaymontbyWyndham #Super8byWyndham
