I’m sure when people have an issue and sue, and negotiated agreements have to be made, the unintended consequences to many are not seen until they start impacting all the different people. Our military are willing to give their lives for us, without even knowing the majority of us. The NAR Settlement, where buyer representation and payment had to be decoupled - caused a very unfair issue for our veterans who want representation by a realtor. Previously, if they were getting a VA loan, the buyer was prevented from paying a buyer’s agent. Advocacy has helped the VA put a temporary suspension on that rule so veterans can now hire and pay a buyer’s agent to help them buy a home. They can also ask the seller to pay the buyer broker at successsful closing *through the offer to purchase* and the sale price reflects that, just like it used to when compensation was in the multiple list service between brokers. I am honored to help our military buy or sell a home, and I prefer to advocate for them so that I can look out for them just a tiny bit compared to what they have done for us. #inspiration #news #valoan #buyerrepresentation #advocacy #sellers #exprealtyagent

Quick video going over the 7 levels of a contingent offer. This can mean a few things but in this video we are discussing the process of buying a new home when you have to sell our current home in order to afford the new one. I identify 7 levels of strength when considering this type of move. You really need to be at level 4 at the least but level 5+ is more likely to get an offer accepted on your new home. Level 1 - No listing in place Level 2 - Home is listed on paper Level 3 - Home is listed and disclosures are ready Level 4 - Home is listed, disclosures are ready, home is prepared for market Level 5 - Home is on the public market Level 6 - Home is under contract with a buyer with contingencies Level 7 - Home is pending sale with a buyer without contingencies Know that you have options when it comes to buying a new home when you have to sell your current home. You can take on a bridge loan but will certainly incur higher fees. You can take on an ibuyer but the process may be clunky and its not guaranteed to work. Then you can try buying a home contingent on the sale of your current residence but you may have a hard time getting your offer accepted on the home that you want if its competitive and you may find that you have to over bid other buyers or offset the risk of you needing to sell your home to the seller by paying a higher price. This is a big thing!! If you plan to buy a home using your VA Benefits AND WANT REPRESENTATION (Someone covering your back) You can now enter into an agreement with your buyer's agent, get seller concessions to help cover your Contractual Obligations to pay your buyer's agent. As before One of the rules for VA loans said you couldn't pay for representation. 📢 Important VA Update for Veterans and Realtors! 🔹 Temporary Change: Effective August 10th, 2024, Veterans, active duty service members, and surviving spouses can now pay reasonable buyer-broker fees when using VA home loan benefits, under specific conditions: - Home must be in areas with no set buyer-broker compensation. - Charges can not be included in the loan amount. - Is considered in liquid assets for loan closing. 🔹 Why This Matters: Traditionally, sellers paid these fees, but market changes may increase expectations for buyers to cover them, allowing them to stay competitive in the evolving real estate market. 🔹 Negotiation Encouraged: Veterans should negotiate these fees with their agents and can still request sellers to cover them.
