I recently had the pleasure of sitting down with Varun Mehta from PaisaSmart for a candid conversation on the state of the real estate sector and evolving ways of benefiting from it as an investor. It was amazing to reflect on how far along we have come over the last 20 years — from the early, unregulated days to each sub-asset class of real estate being an institutionally invested sector in itself. Several regulatory changes including IBC, RERA, GST have been pivotal milestones. Especially, the implementation of RERA has been a game-changer, helping protect homebuyers and bringing in the much-needed accountability and transparency that has strengthened trust in the sector. And we are also seeing a tectonic shift in real estate investing. It is getting finacialized. For example: - most of us take exposure to gold not through physical purchase of gold, but through ETFs, gold bees, SGBs (sovereign gold bonds) - professionally managed Indian equity MF schemes now moblize US$ 30Bn+ pa, just through SIPs For real estate, a similar trend is just starting with far-reaching ramifications for investors and investment managers alike.
