During Q4 of 2022 I asked a seasoned real estate investor, one who I considered a mentor and reliable person to gather insight from, "As we approach 2023, are you bullish on the Real Estate Market, or taking a back seat..?" He advised that he was going to take his foot off the gas and see where the market heads... This message was very common across my sphere of influence. Warren Buffet once said "Be fearful when others are greedy and greedy when others are fearful." Here are a few reasons why I decided to double down... 1. Lack of inventory: With population growing via immigration people will always need a place to live. 2. Proximity to the hub of the world: Most of my investing is here in Connecticut. We are anchored by the hub of the world, New York City. Taxes, Affordability, Political environment has led thousands of New Yorkers to flee their state to more affordable areas like Connecticut. 3. Limited Land: Northeast in general has significantly less land to build new homes unlike the midwest region. With greater regulations and the cost of material going up, this created significant bottle necks in the creation of new supply to keep up with the current demand. In 2023 we purchased and sold over 25 properties, and helped 10 new investors break into the real estate space passively. Here are a few lesson's that I learned: 1. Listen, reflect, analyze, then act. 2. In decision is often the worst decision. 3. Don't be afraid to challenge the "Status Quo".

Discovering Multifamily Properties It all started when I stumbled upon the concept of multifamily investing. Imagine having a building where every apartment is like a mini cash register, each chiming in with its own contribution every month. This means even if one is empty, the others keep the cash flowing. It’s a game-changer for stability and efficiency! The Syndication Scene Then I looked into syndication. This is all about teaming up with other investors to tackle properties that would be just too hefty to handle alone. It’s like forming a mini alliance where everyone brings their strengths to the table, reducing the risk and amplifying the potential returns. Pretty cool, right? Why Not BRRRR? You might ask, "What about the BRRRR strategy?" BRRRR is actually a safer strategy for multi-units due to economies of scale. Moreover, the property is not vacant as we renovate each unit.
