After a surge in travelers, bookings, and room rates in 2023, the global fair FITUR closed its doors a couple weeks ago, and the biggest players have announced ambitious expansion plans for this year. #fitur2024 Below some highlights from the hotel conglomerates for 2024: Meliá - The company reported a net profit of 108M€ in the first nine months of 2023 (6% increase over pre-pandemic 2019). They are expecting a 23% increase in MICE business compared to 2022. Meliá plans to open 4,000 rooms and 20 additional assets in the resort category. They are focusing on expanding in Albania for their international investments. Barceló Group - Following two years of remarkable results, Barceló has earmarked 400M€ to acquire new assets and upgrade existing properties in 2024. They plan to maintain the tendency of opening between 23 and 25 hotels a year. Barceló's international expansion includes properties in Morocco, Cappadocia, Cabo Verde, Zanzibar, Phuket, and the Maldives. Also looking into projects in Bahrain, Saudi Arabia, and Oman. Riu Hotel Group - The family-owned group, with 97 hotels in 21 countries, reported a record income of 3.6Bn€ in 2023 (24% increase over 2022). Riu plans to add another resort in Jamaica and two new properties in Mauritius in May. They will also open the Riu Plaza Chicago before the end of 2024,while looking for additional locations in South Florida. Palladium Hotel Group - For the first time, the group will incorporate nine luxury, premium, and upscale brands into its mostly resort-based portfolio, surpassing the 1Bn€ income mark in 2023. After spending 100M€ on renovations in 2023, more renovations are planned for 2024, including the opening of the Only You branded property in Seville. Palladium's international expansion includes a 5* Only You property in Venice and the debut of the 3* 45 Times Square Hotel in New York. Sercotel - Celebrating its 30th anniversary, Sercotel has 95 urban properties in Spain and Andorra. They are moving into the beach resort sector and exploring possibilities in the Balearic and Canary Islands and the Costa del Sol. With a successful 2023, billings of 125M€, plans to add between 12 and 15 hotels this year, including up to 5 seaside resorts, Sercotel is aiming for 160M€ in billings by the end of 2024. They are currently focusing on rental, management, and franchise opportunities with independent owners and small chains, with no plans to expand into other countries for now. H1 2024 Hospitality Sector Overview H1 2024 saw a similar investment volume than H1 2023 in the hospitality sector (€1.4 billion). For the first time in recent years, investment in urban hotels has surpassed vacational hotels (53% vs. 47%). Average room price continues its upward trend and reaches c.180k. The sale of the Six Senses in Ibiza has been remarkable, with a record price of +€1.7 million/room. SPANISH HOTEL BAROMETER H1 2024 Hotels in Spain recorded a robust performance in H1 2024. Driven by strong growth of the average daily rate (ADR) and accompanied by healthy occupancy levels, the revenue per available room (RevPAR) increased to €109, representing 14.5% growth compared to H1 2023. The destinations with the highest RevPAR in H1 2024 were Marbella (€154), Barcelona (€147) and Madrid (€129). Spanish capital also saw the strongest RevPAR growth (+23%) followed by Bilbao (+20%) and Seville (+18%). The ADR in Spain have risen by 10.6% in H1 2024, reaching €150. The highest growth was seen in Madrid (+16%), followed by Bilbao (+15%) and Malaga (+14%). Spain has surpassed pre-pandemic occupancy levels in H1 2024, reaching 72.6% (+3.6% compared to H1 2023). I am amazed to see the 2024 World Best Hotels list... Have you been in any of those locations? Asia leads the global hotel market, with key players and top cities across continents sharing significant portions. Few takeaways: 1 - Hotel Distribution by Continent: Asia leads with 38%, followed by Europe at 26%, and North America with 18%. Africa, Australia, and Oceania each account for a smaller share at 8%, 4%, and 4% respectively, with South America holding just 2%. 2 - Hotel Ownership: Independent hotels represent 24% of the market. Notable groups include Rosewood and Four Seasons (each at 8%), Oetker Collection and Aman (both 6%), and other smaller chains such as Belmond, Capella, and Accor at 4% each. 3 - Top Cities by Hotels in the list: Bangkok takes the lead with 8%, while Paris and London each account for 6%. Key cities such as Dubai, New York, and Tokyo register 4%. 4 - Leading Countries by Hotels in the list: Thailand, Mexico, the United States, Italy, the United Kingdom, and France all share an equal 8% market, with Japan close behind at 6%. Taj Hotels’ parent firm to add 120 properties to seize travel and wedding boom Indian Hotels Co. Ltd., owner of the Taj brand, is planning a major expansion, adding 120 hotels globally in the next few years. This includes their first European hotel in Frankfurt. The company saw a surge in demand for luxury accommodations, particularly from affluent Indian travelers and the wedding market. While expanding internationally, their primary focus remains the Indian subcontinent. Mr Thienprasit said only four-star hotels and higher have the potential to increase their room rates by more than 20%, based on a more promising track record in the third quarter, particularly for hotels in the central, eastern and southern regions. Hotel operators have recorded a 55.6% occupancy rate so far in October, estimating their guest numbers will increase by 5-10% during the fourth quarter, according to the THA.
