Nobody should be buying real estate based on anything they read in a book or learn through a course. It's a nonsense message that helps the people selling those things, not you. Real estate books are great if you want to study a niche, learn how the numbers work, read case studies, or study definitions. Read away, but also know that many are written by great marketers with great ghost writers. I've met people who've written books on real estate where l've walked away perplexed by how little they really know and amazed at how many people give them money simply because they can’t tell the difference between quality and nonsense. Even the best book on real estate in the world will in no way prepare you to buy a property. It won't even get you 1% of the way there. The only thing that will prepare you to take the risk and wire that money to escrow is learning directly from someone who's been doing it well for years. If they will train you, for free, you're onto something. Otherwise you're reading that book or taking that course for fun. Nothing wrong with fun, but that’s all it is.

I've got some advice that is strange but true. When you write property listings, you should not write in such a way that it seems like you're trying to sell the property. Instead, you should write so it seems like you're trying to give the buyers a helping hand. In other words, shift your focus from your need to earn a commission to the buyers’ need to live a better life. This might seem like a stupid question, but I’m going to ask it anyway. When you write property listings, do you write for your buyers … or yourself? The reason I ask is because a common mistake agents make when writing listings is to write for an audience of one – i.e. themselves. Your goal should not be to write a certain number of words or list a certain number of features or use a certain number of real estate terms. Your goal should be to inspire buyers. Want more people to read your listings? Then make them easier to read. Use plain English, short sentences and short paragraphs. Avoid fancy words, long sentences and big blocks of text. Most people who start reading a property listing don’t make it to the end.
