Our local leaders have a huge impact on the success of our communities and investments. Since coming to Georgia I decided to research Atlanta’s Mayor Andre Dickens. Since taking office in January 2022, Mayor Dickens has influenced Atlanta's real estate landscape through various initiatives. Here are a few: 1. Affordable Housing: Launched projects to add over 5,000 affordable housing units, aiming to address the city's housing needs. 2. Development Projects: Supported sustainable urban growth with initiatives like the Atlanta BeltLine expansion and the Gulch redevelopment, intended to revitalize underutilized areas. 3. Regulatory Improvements: Implemented measures to streamline permitting and zoning processes, aiming to reduce bureaucratic obstacles for developers. 4. Public-Private Partnerships: Facilitated collaborations between the city and private developers, resulting in mixed-use developments like Westside Park and Centennial Yards. Mayor Dickens' term is set to run until January 2026. It will be interesting to see how these initiatives will shape Atlanta’s real estate sector. I am a proud Buffalonian. I love the city, its history and its people. However, I also feel quite strongly that the city is at risk of being left behind. The truth is uncomfortable, but that does not make it any less true. For a city like Buffalo, the status quo can be deadly. Today I dive into a topic that has been nagging me for some time. My hope is that this article can help foster conversations that inspire change. Buffalo and WNY desperately need new leaders with bold visions and master planning capabilities. New ways of thinking are needed to reinvigorate a city that is being left in the dust by cities that had until recently fared similarly. I am tired of traveling and asking "why can't Buffalo have this?" I know Buffalo is capable of more, and I will do whatever I can to push for a brighter, prosperous future. Cleveland is on the brink of a monumental transformation. Mayor Justin M. Bibb has unveiled a groundbreaking $1 billion+ incentive package to support Bedrock's ambitious $3 billion plan for revitalizing Tower City Center and the Cuyahoga River's eastern bank. This visionary project aims to convert underutilized spaces into a vibrant neighborhood featuring 2,000 new residential units, over a million square feet of office space, retail and entertainment venues, and 12 acres of riverside parks and promenades. 𝗞𝗲𝘆 𝗛𝗶𝗴𝗵𝗹𝗶𝗴𝗵𝘁𝘀: • $600 million from tax-increment financing (TIF) for development costs. • $115 million from the "Shore-to-Core-to-Shore" TIF district for public infrastructure. • Creation of 400 affordable housing units. • Significant contributions to workforce development and minority-owned businesses. This initiative is poised to generate billions in economic benefits, including job creation and substantial public access to the riverfront. Mayor Eric Adams is championing a significant initiative dubbed the "City of Yes for Economic Opportunity," which has recently been approved by the New York City Planning Commission and is set for City Council review on April 8. This initiative represents the most extensive modification in New York City's commercial and manufacturing zoning rules in six decades. Its adoption could revolutionize the city's economic landscape by permitting small clean production businesses, like small-scale manufacturers, to operate in commercial corridors across all five boroughs—a first for New York City. Small-scale manufacturing is a vital sector that encompasses businesses creating a variety of products, from electronics to artisanal goods, which are sold both in physical stores and online. These businesses, often originating from home-based operations that tap into the community's unique culture and heritage, can evolve into brick-and-mortar establishments, thereby becoming community assets. This growth not only fosters local employment but also injects money into the local economy, contributing to community development and wealth creation. Importantly, the initiative also aligns with efforts to reduce the racial wealth gap, as business ownership has been linked to significant increases in wealth among minority communities. The proposal includes environmental safeguards and limits on the size of these businesses to ensure they integrate well into neighborhoods without overwhelming them. By potentially aligning New York City with other major cities that have embraced small-scale manufacturing, Adams' initiative aims to catalyze economic revitalization, promote middle-income job creation, and encourage community engagement and pride.
