Brands in CRE/Office! 🏢✨ I've been thinking about brand awareness in commercial real estate (CRE) and office space recently. For fun, earlier I asked ChatGPT two intentionally generic questions on the subject, and here’s what came back: "What are the most well-known brands in CRE?" 1. CBRE 2. JLL 3. Cushman & Wakefield 4. Colliers International 5. Newmark 6. Savills 7. Brookfield 8. Hines 9. Prologis 10. Tishman Speyer "What are the most well-known brands in commercial office?" 1. WeWork 2. Regus 3. Tishman Speyer 4. Brookfield Properties 5. Hines 6. Boston Properties 7. SL Green 8. Vornado 9. The Irvine Company 10. Hudson Pacific Properties On first question, I was not surprised it was Brokerage house heavy. On the second question, a couple points stood out on switching the same question from CRE to "office": - Not a single brokerage house mentioned - The top two are Flexible Office Brands Of the owners that rounded out the list, I wasn't surprised based on size, experience, portfolio of these owners. Bruce Mosler of Cushman & Wakefield discussed the evolution of office assets in New York City. Offices are transforming to meet the needs of younger generations, particularly in vibrant, mixed-use environments such as The Penn District and Hudson Yards. Manhattan offices are also operating at 73.4% occupancy today, compared to the national rate of 60.4% in 2019. This increase is supported by return-to-office mandates from major employers such as Amazon. With a rising trend of converting vacant offices into residential spaces, conversion projects are expected to double in the coming year. Mosler noted that the success of these conversions will be dependent on factors such as location and building design. As offices adapt, Mosler believes they will stay in-use if they continue to add modern amenities that encourage collaboration and innovation for the future.
