The full fit out scope included mechanical & electrical, data and bespoke joinery. Can you design and install an office in a multi storey car park? Yes...we can.. We pre-constructed the building offsite, dismantled, packed into boxes and shipped to site. Every section was moved up to the 7th storey, on the shortest tele-handler we could find. 1.95m height restriction .... no problem... We re-assembled the building sections over a 4 day install period. This was a challenging but fun project from design through to construct, dismantle and pack and then supersize lego type install. This install is also re-locatable and re-usable. Client feedback: "We’ve purchased four buildings from Modular Ops to date with each one requiring a bespoke deign and method of install. No matter how complicated the scope they are always able to deliver a high quality building on time and on budget. Their project management is second to none and one less complication when we’re trying to juggle 5-10 other contractors on the project"

Fire and Life Safety Precautions and Design Standards for Elite and Royal Family Residence Palaces #9 Mechanical, Electrical, and Plumbing (MEP) Connections Most MEP systems within sustainable or high-performance palaces have evolved with complex interfacing with overall building functions. With respect to interior architecture, interior function requirements, and the governing Municipal Authority Fire Code (AFC), MEP connections are intricate, complicated, and detailed. Even considering the use of state-of-the-art energy and smoke management systems, MEP connections must meet various performance guidelines and provisions of table for emergency smoke exhaust to proactively protect occupants. They include: Emergency Power and Intelligent as well as conventional Lighting, mainly egress and security lighting; Raised and Access Floors, above grade that readily facilitate smoke spread and travel; Life Safety Dumper Refuse Systems; Prestige Back-Up Power; Temperature Gradient Control Floors; Zonal smoke control Systems; Top-Down if not engineered passive smoke management designs; and Emergency Explosive Free Meters. Where advanced interior architectural MEP systems are conceived, typically smoke management and egress plans are the primary focus of the top-down smoke management designs. Two primary methods are used to better assure acceptable levels of fire and life safety within a palace. The first is automatic fire detection and suppression directly associated with the point-of-ignition and performing according to various sections of the Australian Standards, sprinkler or flush ceiling systems implemented along 6-10% hardly mandates a smoke exhaust system in a well-designed zoned system which meets higher quality zonal fire and CPA5 requirements. The second is to fractionate, divide or compartmentalize areas, radii, or zones of smoke in three-minute soot vector intensity and temperature increments. More palatial-like MEP systems that are needed because of the architecture, the interior and exterior layout of rooms universally assure smoke exhaust systems which must immediately exhaust varied volumes of sudden smoke and smoke-less low heat gaseous smoke walking predictability or zonal flow intumescent protection curtain protection designs.

Let’s break it down! 👉 An addition is like adding a garage or a new wing to a building, expanding its size and capabilities. 👉 Alteration, on the other hand, involves major changes within an existing space, such as moving walls or rearranging office layouts. Both require different permits and transform spaces in unique ways! The right contractor will complete the majority of the building permit process, meaning you as the client don’t have to be familiar with this process. The only role you have to play as a client is choosing the right contractor who understands your local permit regulations. ✅
