Dr. Lars Vandrei on rbb24 Inforadio According to Colliers' predictions, around 15,900 new apartments were approved in Berlin in 2023, which is a further decline of 6.4 per cent compared to the previous year. The associated shortage of new supply leads to significant increases in asking rents, both for existing and new builds. The average rent for existing apartments has risen from EUR 13.90 per m² (Q4 2022) to EUR 15.90 per m² (Q4 2023). In new builds, there was an increase from EUR 19.00 per m² (Q4 2022) to EUR 20.80 per m² (Q4 2023). There are considerable differences in the development of rents for existing apartments between the individual districts in Berlin. Residential properties: Accounted for 25% of transactions, with a focus on existing properties. New construction investments (forward deals) remain limited due to changing yields. Retail properties: Represented just 5% of transactions, with investor interest still low due to structural challenges from e-commerce growth. Hotels: Show strong signs of recovery, with several transactions expected in Q4, indicating renewed confidence in the tourism sector. Logistics properties: Maintained stability at 7.5%, driven by demand for last-mile logistics. All in all, there are some positive signs for the Austrian real estate market. Lower interest rates and strong demand for core assets and logistics may boost growth. Investors are playing it safe, sticking to stable, low-risk options. AEW acquires residential portfolio in #Frankfurt. AEW acquires seven properties with 255 units in Frankfurt am Main for a German core mandate and receives a new value-add mandate. The investment and asset manager AEW has purchased a #residential portfolio in Frankfurt am Main for a German core mandate. The portfolio consists of seven #properties with a total of 255 units in Nordend, Niederrad and Eschersheim. The seller is the Praemia REIM Group. Six of the seven properties have an occupancy rate of almost 100 percent, and another #building is still under #construction and is currently being completed. The portfolio also includes commercial and retail space with a tenant mix of restaurants, #retail and educational institutions. "This #transaction is a strategic opportunity to strengthen our presence in the residential sector with a high-quality portfolio in excellent locations in Frankfurt," commented Tobias Schnurer , Investment Executive Director at AEW. "Demand for housing in Frankfurt is high and will remain high in the long term due to the growing population. We are therefore convinced that this first-class portfolio will attract great interest from tenants in the long term." The company sees great potential in the German residential sector and wants to further expand its activities in this area. AEW was advised on the transaction by Gleiss Lutz, TA Europe and Nova Ambiente (part of Nova Group, GBC). P+P Pöllath + Partners acted for Praemia, among others.
