On a daily basis, I get at least one call from an agent at various brokerages asking to co-broke with me on multiple the apartments we have listed on Boston Pads. They are beyond impressed with the fact that we have literally thousands of active listings, and they want to tap into our full stack real estate ecosystem. Out of curiousity, I ask them, “do you think you would make more money if you had 20x leads and 30x listings and you didn’t have to co-broke.” What if you have access to the superpowers of Boston Pads technologies?” Would you make more money in far less time each day? After all, they see the immense value, otherwise they wouldn’t have called me. Their answer is always “Yes” Yet most of them say “I will wrap up this leasing season and come to work with us in Sept.” My answer is why wait? Why be loyal to an outdated system of real estate? Real estate evolves and we evolve with it. I tried at least 5 different brokerages before dedicating my life and career to Boston Pads. Every single company I tried before gave me little and pitched that old tired “circle of influence nonsense.” Great what happens when you called and emailed and harassed every friend and family member you know? Then what? Your broker says make 200 calls per day - yeah right. Ok sure. No thanks. Some agents still resort to unethical bait and switch techniques. Horrible. Maybe their brokers turn a blind eye to bad practices to get leads. Boston Pads is the only real estate company I have ever worked for that has drowned me with opportunity, taught me how to swim in shark infested waters, and continues to give more than I could have ever dreamed of as we build the most resilient armada of super closer agents. I want to see people succeed in real estate. It bothers me when people call and say they are struggling and broke because they don’t have the infrastructure required to successful in a real estate and tech driven market. If you keep waiting for the “perfect” moment → You’ll never start. Truth is, the "perfect moment" is a myth. The most impactful opportunities in our lives often come disguised. ↳ As imperfect, messy, or even risky situations ⚡ I bought my first rental property when my family and I moved to Dallas about 7 years ago. I didn’t know a lot about investing in rental properties. And the imperfect decisions I made, proved that very clearly: ➡ I bought a property straight off the MLS. ➡ Paid more than the asking price. ➡ Paid entirely in cash—no financing, no leverage. ➡ My family and I tried to handle the minor fixes and management ourselves. All while I was juggling my full-time medical career. It was FAR from perfect. Most experts would even say it wasn't the best choice 🤷🏻♂️ But that “imperfect” first step? It turned out to be the start of something much bigger. That house became the foundation of our real estate journey. ✅ It taught us the basics: negotiating, fixing, and managing. ✅ It gave us the confidence to take on bigger opportunities. ✅ And it taught me that you don’t need perfection to start—you just need action. Fast forward to today, and I’ve continued with single-family rentals but also we help doctors invest in multifamily apartment buildings. I took a call with a young multifamily agent in NYC who slid into my DMs on Twitter. He's at a boutique shop – 100% work from home & only focused on off market deals. It's been over 12 months and he's gotten close on 2 big checks that ultimately blew up at closing. But no $$$ yet. My advice for someone starting out: 1. Find the top teams: Figure out the top 10 agents & teams selling and controlling the product in your market. These are the guys/gals you want to work for. This can be difficult as an outsider looking in, but it's easy to just ask around. Or jump on Costar and pull the data. 2. Mentorship: Seek formal mentorship from a very active agent with a track record. They provide the desk, resources and hand-holding, you make the cold calls and dig up the deals. Fees get split 50/50. Lots of junior agents are quiting right now in this rough market, so lots of top teams are hiring. 3. Go for listings: Make sure you latch onto an agent that teaches the business in the right way. Calls -> Meetings -> Proposals -> Listings -> $$$ -> Repeat Controlling inventory is crucial, but even more so in a down market. To list is to last in brokerage. 4. Get into the office: There's no handbook for building a long-term, successful career in brokerage. You need to surround yourself with the game and learn from those who have made it. They were all in your shoes at one point. If you're working in a silo, you're at a major disadvantage. Get into the office and listen.
