Great article on all electric buildings. For the first 30 years of my building career in Whistler all we had was electricity, all our homes were all electric. This is not new. What is new is high performance all electric buildings are now cheaper to build than code minimum buildings using fossil gas. Our buildings are now up to 30% less expensive to build and the energy costs are between $30 and $50 a year per unit to heat in climate zone 6. The Niche Studio team are currently supporting Development Victoria with the redevelopment of the former Fitzroy Gasworks. This site is being transformed into a mixed-use precinct that includes commercial space, community facilities and affordable housing opportunities. Niche undertook a detailed review of five alternative design options for Parcel A within the Fitzroy North precinct and provided a report identifying the following: •Opportunities and constraints associated with the approved Development Plan. •Opportunities and constraints if Development Victoria were to challenge the current 10 storey height limit (time, stakeholder/community expectations, urban design outcomes etc). • Opportunities and constraints associated with the five identified design options. The final report provided an outline of the planning policy and provisions that impose influence on the use and development outcomes for the subject site. The report also included an analysis of the alternative five built form layout options, providing commentary on the benefits, constraints and opportunities of each option. In particular, Niche looked at overshadowing, laneways, chamfering, setbacks, green rooftops/podiums, wind tunnels and ESD opportunities. After five years in the making, we’re thrilled to share that we’ve secured development consent on behalf of our client, Anson Group, to deliver a new 16 storey hotel at 136 Hay Street, Haymarket, opposite Belmore Park. Located on a vacant site, the scheme was unanimously supported by the Central Sydney Planning Committee, creating a dynamic and vibrant mix of activity in one of Sydney’s most accessible and well serviced locations. Through concept and detailed DAs, Architectus provided statutory planning services alongside BVN Architecture, who designed the building. Collaboratively, our Planning team were able to obtain a waiver for a competitive design process while navigating various constraints including a site located above the T4 railway tunnel, neighbouring Ausgrid substation, surrounding heritage context, and solar access plane restrictions. In a discussion with the COO of the local development group working on this ambitious Pasco project, I heard compelling insight into the challenges of extensive land assemblage. Here, having just two owners makes the process a bit less daunting. But significant milestones remain on the road to reality here, like closing on the land and financing something this colossal that, as if now, is without a price tag. And, much initial remediation is required here – something the development team says with emphasis is about providing needed infrastructure and improving the quality of life in Pasco. Consider this a benchmark moment.
